A large, luxurious, authentic, 18th century home
near to the South Burgundy vineyards
Chalon-sur-Saône, SAONE-ET-LOIRE burgundy 71100 FR

This residence is 2¼ hours from Geneva and 1½ hours from Lyon via the A6 motorway. It is near to Montchanin-Le- Creusot TGV train station as well as that of Chalon-sur-Saône, in South Burgundy. Montagny, Mercurey and Rully wines can be tasted in the winegrowers’ cellars or in the commune’s many local shops. Schools, amenities, a chemist, a newsagent and a bakery, all the shops are within easy reach. The surrounding vineyards and nearby chateaux form a heritage with an outstanding history, to which the small, once fortified town still bears witness.

This property is enclosed by high walls with natural wooded parklands at the foot of the main house. A little lane winds its way around it. This main, impressive residence stands on the corner of two streets. Raised in its verdant setting, it is reached via a flight of steps. There are no outbuildings but its cellars form a highly developed network.

The house

This 3-storey house was built in the 18th century. It comprises a large lower section with a garage and cellars, which form an impressive, sound and illuminated maze, a ground floor, which opens on to a terrace with wrought iron railings and provides direct access to the parklands, as well as an upstairs comprising spacious bedrooms. The fully rendered facades have been redone. The roof, covered with flat Burgundy tiles, features five roof dormers. Wide French windows open on to the terrace in front of the main facade.

Base level
This lower section comprises two levels of cellars and a large garage. Wide corridors make it easy to move around these areas.
Ground floor
The ground floor comprises adjoining rooms. All the 18th century features such as chessboard pattern flooring in the entrance hall and the corridors, chevron pattern parquet flooring in the reception rooms, marble fireplaces, and ceilings with moulding, coffering or exposed beams, have been preserved throughout with the exception of the kitchen.
First floor
A monumental stairway goes up to a vast landing which provides access to the bedrooms. One of these bedrooms has a similar decor to the ground floor rooms with parquet flooring, moulding and a period fireplace. Another has terracotta floor tiles whilst a third has modern carpeting. A narrow flight of wooden steps goes up from the first floor landing to the large attics where the original roofing framework is in an excellent state of repair.

Our opinion

There is something immediately reassuringly familiar about this large house which reflects the old alliance between Burgundy heritage and the vine-growing tradition. It will also be much appreciated for its parklands, spanning over a hectare, where nature is not overly tamed, right in the middle of a large market town which meets all requirements. Cellars and a garage, under the residence and a terrace welcoming residents, all provide large, extremely useful floor surface areas. The improvement works, needed solely on the inside, will give new owners an opportunity to give free rein to their own personal tastes.
