This residence, in the French department of Seine-et-Marne, is very near Fontainebleau. The town is obviously well known for its chateau and its French formal gardens, which attract many tourists. International horse races are held there. One of the world’s best business school’s is also to be found there. The train station, less than 10 minutes away, has 40-minute links to Paris. The A6 or “sun motorway” provides easy access to the French capital.


This property, in a verdant setting on the edge of a national forest, combines the pleasures to be found on the banks of the Seine, such as rowing and long walks, on foot or on horseback, along wooded pathways. Parking spaces and private banks have been laid out in front of the property. At the back, a large terrace is covered with old paving stones. It runs alongside the central building, where an impressive fountain fed by a natural spring takes pride of place. The walled garden goes up to the forest where a gate has been installed, providing a possible entrance on this side.
All local shops are in the centre of the village. Boutiques, restaurants, a theatre and Fontainebleau’s big market are but 5 minutes away.

The residence

This house, built over cellars and boathouses, is laid out in a U-shape around a large terrace, spanning approx. 100 m² and looking down on the Seine. A balcony running alongside enhances the first floor. Above, the rounded pediment of the roof dormers features coloured ceramic tiles. Balconies on each side are ideal places from which to observe the river and the barges as they go slowly past. The house spans a total living space of approx. 395 m² over three levels.

Ground floor
There are two entrances. The one on the left-hand side opens into a hall which, straight on, houses one stairway leading upstairs and another going down to the boathouses. On the left-hand side is a study, followed by a cloakroom and a toilet. On the other side are a fitted kitchen and a large lounge, spanning approx. 45 m², with an impressive fireplace. French windows opening on either side let in copious amounts of through light and provide access to the front terrace and to that in the garden. The right-hand entrance door provides independent access to the flats courtesy of a spiral stairway. The ground floor also includes a bedroom with a shower room and toilet.
First floor
This level has a bedroom, with a shower room and toilet, a second bedroom, a bathroom with a toilet and a flat comprising three rooms and a shower room with a toilet.
Second floor
A vast landing leads to a large bedroom, a second bedroom and a bathroom with a toilet.
It also includes a large flat with two bedrooms, a lounge, a bathroom with a toilet and a kitchen area.

Our opinion

Stéphane Mallarmé’s words: “J'honore la rivière qui laisse s'engouffrer dans son eau des journées entières sans qu'on ait l'impression de les avoir perdues”, demonstrated his love for the river and could perhaps be reiterated by this property’s new owners as the residence looks out so widely over the Seine from all its windows, its vast terrace and its balconies. The slope puts it out of reach of any inconveniences that the water might cause. Higher up, the garden brings the Baroque era to mind. The regionalist style of the building is well suited its surroundings. Full renovation works will make it easy for a family to move in and for an accommodation rental activity to be continued in the independent flats.
