This house stands in the middle of an ever-expanding town with 25,000 inhabitants, in the midst of vine-growing countryside, not far from Saint-Emilion’s classified hills, with all amenities nearby. Paris is 2 hours away by train, with 18 daily return journeys. Bordeaux is 25 minutes away by train or by road.


This property spans a total of more than 1,000 m², with 4 bedrooms, 4 shower rooms and a set of shops on the ground floor. It comprises several buildings set out around a 630 m² garden, with two entrances. An L-shaped building includes a 235 m² commercial area on the ground floor and a 259 m² flat upstairs, with 4 bedrooms as well as 200 m² of attic space that could be converted. A large, farm shed, spanning a floor surface area of 350 m² on the edge of the plot, closes the courtyard. Construction of the tower dates from the 13th century, whilst that of the rest of the property took place between the 14th and the 17th century.

The main house

Ground floor
Carriage doors opening through to the garden form the entrance to the residence. On the left-hand side is a shop, followed by a vast storage area, with a very high roof, opening on to the garden. On the right-hand side, a set of rooms are laid out around the 13th century tower. These rooms are currently in use as shops. The tower houses a dressed stone stairway which goes up to a flat on the first floor and attic space on the second floor.
First floor
The tower’s spiral stairway goes up to the flat. A through entrance hall provides access to a kitchen, separated by a workshop-style, glass partition, as well as to a guest toilet. The left wing comprises a large, through, south-facing bedroom, complete with a separate shower room, fitted with an Italian style shower and a toilet.
On the right-hand side of the entrance, a hall area with a cloakroom opens into a through lounge, with black-painted, wide strip parquet flooring and a Directoire style fireplace. It is followed by a corridor leading to three bedrooms, two of which have their own bathrooms. The third, with the possibility of accessing the ground floor, is accompanied by a toilet, a shower room and a dressing room.

The stairway tower continues up to the second floor which currently comprises an attic, laid out under an old roofing framework, probably dating from the 17th century. Panelling with moulding has been reused for partitioning the rooms, thus creating an unusual decor.
The outbuilding, standing at the other end of the garden, is an old farm shed used for storage purposes. It spans approx. 350 m² over three levels. The various levels, all with wooden flooring, are reached via lateral stairways. The ground floor has a high ceiling, contrary to the two upper floors.
The garden
The buildings constitute a setting for the garden, a lovely green open space in the centre of the property. Landscaping and the clever use of plants have made it suitable for a variety of purposes. Pathways make it easy to move around and a well is set in a corner of the plot. Suntrap terraces running alongside the main rooms constitute one side of the lawn squares.

Our opinion

The stateliness of this residence, right in the heart of a dynamic town, is immediately obvious, courtesy of its round stairway tower, topped with a candlesnuffer roof, its slate roofs featuring breaks and its dressed stone and quarry stone block facades. It must be said that the long history of these premises began in the Middle-Ages. The private garden is a particularly invaluable asset nowadays. Commercial areas have been included in the buildings and 400 m² still awaits refurbishment. The current flat has been very tastefully renovated and reflects the same distinguished elegance as the rest of the property.
