Location

The property is located 200 km from Paris via the A13 motorway. Caen and Deauville are both within less than 40 km. Trains to the capital take 1 hour 45 from the Lisieux train station, 16 km away. 3 km from the first town with a full range of shops and amenities.

Description

In the heart of the Auge region, the property is situated in the middle of the triangle formed by the towns of Caen, Livarot and Point-l’Evêque. Firstly, a small road winds in typical Normandy bocage (small fields and hedges) countryside. In places, you can glimpse the horizon beyond the fields. Wrought iron gates open on to a path, lined with young trees, that slopes gently towards the house. This hillside property overlooks the plains of Caen down towards the sea.

The residence

This former cider press built of random stone and with half-timbered facades has been converted into a very stylish home. A tower has been added on one of the facades. On the opposite facade, an extension has been added and set at right angles; it was designed to link the house to the double garage. The tile gable roofs feature roof dormers. The roofs of the extension are three sloped. A large stone paved terrace links the house to the garden giving an unobstructed view of the surroundings.


Ground floor
The main entrance door is situated in the tower. The entrance hall, incorporating a wooden staircase leading upstairs, gives access to a large room, the main living room. Attention is immediately drawn to a large horizontal picture window. It is mounted into one of the house’s gable walls and gives an impressive panoramic view. There is a contemporary wood burner in the centre of the room. The latter is well illuminated by doors and windows: two bay windows on the courtyard side and three large glass-paned doors opening on to the garden. The lower section of the facade features exposed stone work and the top half is half-timbered with exposed beams and joists. An opening leads to the extension housing a lovely fitted kitchen illuminated by a bay window and a French window that opens on to the terrace. The house extension was well designed to allow maximum light in. On the courtyard and garden side, the walls have been replaced by wide glass panels. The roof here is an atrium-type glass roof. A large wooden terrace leads to the garden. A conservatory links the kitchen extension to the double garage.
First floor
The staircase leads to a landing with a wooden handrail made from the former barn’s timber beams. On this floor, there are sloping ceilings and the beams and roofing framework are exposed. A corridor leads to three bedrooms and a bathroom on one side and a master suite with bathroom on the other. The master suite is illuminated by a roof dormer and glass door opening on to a balcony.

Outbuildings

A small building on the way down to the press awaits restoration. It represents a substantial surface area.

Our opinion

The beauty of the site may have been the only reason for the choice of such a location: good cider cannot be made just anywhere and the current owners are perfectly aware of this. This explains the number of windows, balconies and terraces. The barn has been renovated with great care. The conservatory was designed to let the light flood in. The terraces and garden are perfect additions. The stunning panoramic views to be seen from both inside and out of the property act like a magnet, they are a source of pure fascination.
