Location

This property, in the midst of the Ouche region in quiet, countrified surroundings, is 140 km from Paris as well as the Normandy coast. Evreux is 45 km away.
Several weekly markets selling local produce are held in the nearby villages. Local shops and other amenities are but a few kilometres away.

Description

A narrow, little-used road leads to this property.
Remote-controlled entrance gates open on to a long gravel driveway, lined with conifers and rose bushes, which leads to an area in front of the residence’s facade intended for parking cars.
On the other side are two outbuildings housing seven lock-up garages, adjoined by a small guest house.
At the end of the parklands are an old henhouse and a large, open farm shed.
A little market town, exuding authentic charm, is in the immediate vicinity. With 400 inhabitants, it is a very pleasant place to live.

The residence

This country mansion house, set in enclosed, wooded parklands, spans approx. 285 m² over two levels. Constructed in two different eras, it comprises an old section, most probably dating from the 19th century, and another more recent 20th century section.
The two buildings, laid out in an L-shape, were constructed from noble materials. They are connected to one another by a round tower, topped with a candlesnuffer roof covered with small local tiles. The gable roofs on the two buildings are also covered with small local tiles and feature numerous small-paned openings, facing the garden and the natural surroundings.
The facades are covered with Virginia creeper which changes colour with the seasons.
The interior spacious and comfortable rooms are steeped in light via wide windows and French windows which make it easy to move between the inside and the outside.


Ground floor
The main entrance is in the round tower. These double doors open into a majestic hall, the ceiling of which is approx. 11.50 m high. This hall houses a spiral stairway with terracotta tile steps and oak wood railings.
It provides access to a hall area with a guest toilet, a wash-hand basin and a hanging space.
Straight on is an amazingly large lounge which opens widely on to the outside via its many small-paned windows. A monumental stone fireplace, taken from a chateau, has been added, creating a decor in harmony with the space. The ceiling beams are exposed and the floor is covered with square terracotta tiles, laid in oak wood framed squares.
On the left-hand side, three wooden steps lead down to a study with octagonal terracotta floor tiles, under exposed ceiling beams. The dining room has an open-hearth fire, octagonal terracotta floor tiles and a stairway leading upstairs. A fully fitted kitchen provides direct access to the outside. A laundry room, a back kitchen and a toilet complete the rooms on this level.

First floor
A large landing room provides access to a vast master suite comprising a dressing room, fitted with numerous cupboards, and a bathroom, completely lined with ceramic tiles and fitted with a bath, a shower, a wash-hand basin and a toilet.
The remainder of this floor is taken up by three more modestly sized bedrooms, each with parquet flooring as well as a shower room and toilet.

Basement
The basement, with its concrete floor, has direct access to the outside. It comprises several rooms, including a cellar, a storeroom, a workshop and a boiler room.

The outbuildings

The outbuildings are housed in two buildings which comprise a total of seven garages, with concrete floors as well as double doors, and an old adjoining caretaker’s cottage, awaiting full rehabilitation works. It comprises a small kitchen, a living room, a shower room and a toilet.
In the section left as grasslands are an old henhouse and a large, open farm shed.

The parklands

A leisure garden has been laid out around the residence, with a terrace concealed from onlookers. It is planted with ornamental and tall mature trees.
A gravel driveway, bordered by fragrant roses, leads around the property.
The other section composed of grasslands could possibly accommodate a horse.
The grounds are completely enclosed by wooden rail fencing and quickset hedges.

Our opinion

A collector of cars would see the seven lock-up garages housed in the outbuildings as a golden opportunity. This residence extends its two wings from a round tower, topped with a candlesnuffer roof. The local tiles covering the hipped end roof set a countrified but elegant tone which is also reflected by the interior decor. Any family settling here will have no problem persuading friends and guests to come and take advantage of the fresh air and tranquillity.
