About ten kilometres from Toulon, the property is situated on a hill overlooking the bay of Sanary with a view out to the Embiez islands. The Toulon TGV train station can be reached in a quarter of an hour and Marseille International Airport in a one-hour drive.


The house is easily accessible by road, an electric gate situated on the north side of the property opens onto a large 1.7 hectare virtually flat plot of land, planted with pine trees, which then slopes down in terraces on the south side of the hill, amidst some sixty olive trees. The house is situated more or less in the middle of the plot and offers an open view of the “restanques” (typically Provencal terraces) below. The property is completely enclosed, and several dry-stone walls have been restored to create a perimeter.

The house

Built in the 1970s and in need of some upgrading and modernisation, the house of about 233 m² offers spacious rooms laid out over three split-level floors. A two-room flat with independent access has been separated from the rest of the house. The partition can easily be reopened if necessary. With the exception of one bedroom opening onto a balcony, all the windows are arched in Provencal style. The floors are paved with terracotta tiles; walls and ceilings are plastered and painted.

As the house is situated on a slope, access is from the north side via a large outer staircase from where one flight of stairs leads down to the ground floor and the other up to the first floor. A small office on the ground floor used to allow access to the separate flat. The door can be reopened.
Garden level
The almost 50 m² living room with corner fireplace is brightly illuminated by three large south-facing patio doors and three windows and opens onto the terrace, overlooking the terracing planted with olive trees and the sea on the horizon. The adjoining kitchen is equipped with a larder and also communicates with the terrace. On the opposite side, a hallway leads to a bedroom with windows on two sides, a bathroom and a separate toilet.
First floor
This floor offers 3 bedrooms, the largest of which opens onto a south-facing balcony. The partition walls currently separating the rooms can easily be moved to balance out the differently-sized spaces (between 29 and 12 m²). A shower room is also located on this floor. Finally, the largest bedroom has an access to the attic space with windows, which it would be possible to convert.

The separate flat

With its independent access, the flat offers a large living room/kitchen, with natural light pouring in from three sides. A wooden staircase leads to a mezzanine comprising a bedroom and a small shower room with toilet. The current layout offers a real opportunity for alteration. This could be achieved by reopening the access from the lower room to the landing that leads to the house via the study. The mezzanine could be separated from the ground floor and opened onto the upstairs corridor, thus restoring a true coherence to the house with a total of six bedrooms.

The exterior

Situated in a dominant position, at the top of a hill, the plot is planted with pine trees over a wide flat area, while the south side descends in terraces with more than sixty olive trees. Shady areas alternate with open spaces near the house, which offers parking for a substantial number of vehicles, or even the possibility to build an extension on the part of the plot not classified as EBC (preserved forestry). Several old dry-stone walls have been restored, both to match the slope of the land in terraces and to partition off the northern part for aesthetic purposes. The nearby Canal de Provence provides water for irrigation. The property comes with a closed double garage, as well as an outside shelter for vehicles.

Our opinion

If a house is first and foremost a place to live, it meets this definition perfectly and harmoniously. It offers a comfortable and delightful living space which is in tune with the desirable location nestled the hills, in the shade of tall pine trees, with a view stretching to the sea and the surrounding scenery. Situated close to Toulon and with quick access to the motorway to Marseille, the property is ideally suited for use as a main residence. And at the same time, the charm of the emblematic neighbouring villages, the beauty of the hills and the proximity of hiking trails and the sea, as well as the terraces and the swimming pool, make it a sought-after holiday destination.
