This property is in the Auvergne region, in Livradois-Forez Regional Nature Park, a vast upland area at an altitude of approx. 820 m. It is crossed by the Couzon, a first category river, and its millrace: a genuine haven for those who enjoy fishing. Planted with forests, the region is classified as a Natura 2000 area.
At a distance from a little village, with some 350 inhabitants, this mill stands alongside a road leading to the passes.
10 minutes away from the small town of Noirétable, where the town centre comprises all amenities as well as a casino. 30 minutes from the medieval village of Thiers. An hour’s drive from Clermont-Ferrand and its airport and 1½ hours from Lyon.
The ski resort of Chalmazel is but 30 minutes away.


This property, at a distance from the village, extends over a garden spanning approx. 8,000 m². The mill, most probably dating from before 1789, stands on the side of a millrace, fed by the river. It has full water ownership rights. The millrace meanders through the garden, feeding the waterfalls. It has been developed so as to become a wonderful fishing retreat. It joins the river crossing the property. The good-quality, clear water is populated with several species of fish, including brown and rainbow trout. The fishway has been fully restored and is in line with current legislation applying to rivers and streams (as is the septic tank). The flour mill once featured grinding stones which have been found and laid out on the ground in the garden. There are no other vestiges of the mechanism.

The mill

The old section of the mill, constructed from exposed stone, is not the same height as the more recent, extended section which spans two levels of living space. The house has been fully renovated and is perfectly in keeping with current standards of home comforts. Quality materials were used for the interior decoration to provide a modern style in neutral colours. Wide picture windows looking out over the garden are an invitation to admire the beautiful surroundings at any time.

Ground floor
The house is entered via a door, sheltered by overhanging eaves that also protect a gravel terrace. Inside, a vast reception room comprises a fully fitted, open-plan kitchen and dining room. Exposed, wooden ceiling beams blend with grey floor tiles. A passageway provides access to a lounge and houses a wooden stairway going upstairs. It includes a wood-burning fire as well as a modern shower room and toilet. The lounge is laid out in the old section of the mill. A wide picture window looks out over the garden, bordered by the millrace. This is a warm, welcoming room and when the picture window is open, the tinkling of the water is a permanent invitation to relax.
First floor
The wooden stairway goes up to the first floor which has parquet flooring throughout. It comprises two bedrooms as well as a bathroom and toilet, also used as a laundry room. One vast bedroom, laid out under the slopes of the roof, is illuminated via a window. The second, smaller bedroom is ideal for children. A large cloakroom is housed on the landing.

Our opinion

This property, nestling on the riverside in the Forez hills, would make a superb holiday home. The abundant Couzon river, rising in the wooded Forez area, gushes down the hills, prior to flowing into the river Dore. It creates a pastoral, restful atmosphere for the mill, once operated by the water. This fully restored building is warm and welcoming. The well-built, exposed stone walls, bearing witness to the mill’s existence, are harmoniously continued by the rendered walls of the extension, featuring matching exposed stone window jambs. The water, ideal for fishing parties, is but one of the ingredients of the well-being exuded by these premises.
