Location

There is but 45 km between Paris’ “Golden Triangle” and this mill which can easily be reached via the A4 motorway, exit 14, direction Bailly, Romainvilliers. Marne-la-Vallée-Chessy (Disneyland) TGV train station is nearby with 11-minute links to Charles-de-Gaulle airport. The east of Paris can also be reached by train from Esbly.
This mill, perfectly concealed, jealously keeps the secret of its existence despite being in a village and, therefore, near to its shops.

Description

Fencing completely surrounds the vast parklands. A pastoral lake is fed by a feeder canal from the Grand Morin river. The water then flows into the river. Also worthy of note is the presence of three secure wells. An orchard is planted with apple, cherry, walnut, pear and plum trees.
Access to the estate, via double, remote-controlled gates, is protected by video interphone and GSM alarm security systems. This property comprises several buildings. First of all, the large mill, with its paddle-wheel, the earliest written references to which date from 1541. This is the main house. It stands on a national river and, dating from before the 1566 edict relating to mills and the creation of the public domain, has full, permanent water ownership rights. It is followed by the outbuildings which include a house, with accommodation for a caretaker, a gardener’s cottage (pool-house), an open lean-to, a farm shed with 5 horse loose boxes, a henhouse as well as an aviary, an outdoor swimming pool, a tennis court built on piles and a gazebo.

The mill

This superb, 3-storey construction comprises three sections, a central building and two lateral wings. Its roof is covered with local flat tiles. It features gables above three bays as well as roof dormers above two others. The rendered facade includes dressed stone quoins and framing around the openings; said framing forming fanlights above the first floor windows. All the openings have small window panes.


Ground floor
The main entrance hall is paved with tiles featuring inlaid decoration. It houses the stairway and provides access, at the end, to a toilet and double vanity unit (1900). A dressing room with a cupboard is on the left-hand side.
The lounge, on the right-hand side, is of an impressive size as it stretches right up to the roof; a height of 7.5 m. The only intermediate level is a mezzanine with an open gallery. This room is adorned with a 17th century monumental stone fireplace. The stone floor tiles are laid in a chessboard pattern. The doors, providing access to this astonishing room, are set with finely wrought stained glass windows.
This through room is extremely bright courtesy of its 4 French windows and 2 glazed doors as well as its 4 windows on a level with the mezzanine. A second entrance hall is followed by a study (or bedroom) with fabric-covered walls. A luminous orangery, with 5 large windows, then marks the end of this side of the building.
On the other side of the main entrance hall is a lounge (smoking room-library), enhanced with warm mahogany panelling as well as a fireplace made from the same wood and an outstanding coffered ceiling. The dining room features terracotta floor tiles and an 18th century fireplace with a roasting spit. A kitchen, with an 18th century cupboard door, and a back kitchen, with a coffered ceiling, complete this level.

First floor
This level is reached via a mezzanine and the open galley which extends and connects it to the adjoining wings. On one side, a master suite comprises a dressing room, with a cupboard, a vast bedroom, illuminated via 3 windows and 2 French windows, opening on to a terrace with a view of the parklands, and lastly a bathroom with a double “Delepine T-H-G” vanity unit and a toilet. On the other side are two bedrooms, each enhanced with pitch-pine parquet flooring and a white marble fireplace. The toilet is of great interest courtesy of the use of blue and white, 1900’s style ceramic tiles. Both these bedrooms also have a terrace with a view of the river Morin.
Half-story
A romantic bedroom has been laid out, with a bull’s eye window and a fireplace, above the mill’s paddle wheel.
Second floor
The top mezzanine, in the wing above the master suite, features a smaller suite, with an anteroom in use as a dressing room, a toilet, a through room (child’s bedroom or study), a marble bathroom, a toilet and a bedroom, enhanced with a 1925, “Art Deco” fireplace. A 6th bedroom, with a sloping ceiling, comprises a white marble fireplace and a separate toilet (1900’s wash-hand basin). The other wing comprises a multi-purpose room.

The caretaker’s accommodation

This house spans two levels. The ground floor comprises a linen room (12 m²), a boiler room (oil-fired boiler), a bread store (8 m²), the oil tank room, a stall for a pony (9 m²), 2 large garages, one of which has an area for the wood-fired boiler. Upstairs is a 4-roomed flat with oak wood parquet flooring throughout. It comprises a kitchen (11 m²), a shower room (11 m²) and 2 bedrooms (7 and 11 m²), both enhanced with marble fireplaces. On the same level, separated by a wall which could be made to intercommunicate, is an attic comprising 4 rooms, with parquet flooring, 2 of which have black marble fireplaces; all await renovation.

The gardener’s cottage

This house, spanning two levels excluding the wine cellar, could be used as a pool-house given its proximity to the swimming pool. It already comprises a room with a shower on the ground floor. It also includes 2 oil tanks, a rainwater recovery tank, a boiler room housing the boiler for the house and the swimming pool, the swimming pool pump (a year old) and a greenhouse (1900). Upstairs are a toilet, a small kitchen and 2 offices (or bedrooms).

The swimming pool

This outdoor, heated, salt-water swimming pool is laid out facing the mill. It measures 11x4.5 m and is a maximum of 1.2 m deep.

The open lean-to

This construction is made of half-timbering.

The large farm shed and its horse loose boxes

A vast farm shed, spanning approx. 133 m², and 5 horse loose boxes, each spanning 9 m², a total of 45 m².

The aviary and the henhouse

The aviary (peacocks) and the henhouse are closed and sheltered.

The tennis court

This “Clerdal” tennis court is built on piles.

The gazebo

A romantic gazebo stands in the middle of a small lake. It is reached via a wooden jetty.

Our opinion

This old mill has a stately appearance. It reigns over its own private world comprising land, water and buildings, ideal for stimulating the imagination for a new way of life or business opportunity. Some of its open-plan living areas, spanning several levels, are the size of a theatre with their balcony corridors and the exposed moulded beams of their roofing framework. The 1900’s have left their mark, creating cosiness and warmth with wood panelling, stained glass windows as well as bathroom and toilet facilities.
The renovation works were meticulously carried out and the aquatic parklands are immaculately kept.
