Location

The village, with a few shops, is on the outskirts of a small town which has all the usual shops and amenities, including a hospital. The surrounding undulating countryside has many hedges and ditches whilst the town of Angers, with its TGV train station and 1½ hour links to Paris (about ten daily return TGV train journeys), is a little more than 30 minutes away.

Description

The road, which runs along one side of the property walls, provides access to a secondary entrance to the mill, set in its south gable wall, and to gates that open on to a driveway leading to its main entrance. The parklands, crossed by a river, surround the mill on the three other sides. In front is a swimming pool and, near to the building, a terrace extended by a bridge, leading to the grasslands on the other bank. The parklands are planted with mature trees and enhanced with numerous ornamental bushes.

The mill

The origins of this mill date back to the 12th century. Heavily redesigned in the 17th century, it spans three levels. It is constructed from lime-rendered quarry stone blocks and comprises a main, rectangular building and a small pavilion, adjoining its north gable. The main building, with a freestone cornice running all the way around it, is topped with a Mansard style roof whilst the small pavilion has a 3-sloped roof. Both roofs are covered in slate and feature roof dormers. Most of the windows on the front and rear facades are fitted with wooden shutters.


Ground floor
The entrance vestibule, where vestiges of the old wheel are to be seen, provides access to the stairway leading upstairs as well as to a variety of rooms comprising a cloakroom, a linen room, two bedrooms with their bathroom and toilet, a games room, a wine cellar, two storage rooms, a boiler room and a machine room. Two other entrances also provides direct access to these rooms.
First floor
The stairway goes up to a large living room with a mezzanine. This room communicates, on one side, with a small lounge and, on the other, with an open-plan kitchen. The living room, featuring a freestone fireplace, and the kitchen open on to a terrace which dominates the garden and the river behind the mill. The living room provides access to a corridor leading to a study, a bathroom, a toilet and two bedrooms.
Second floor
The mezzanine, currently in use as a library, communicates with a corridor which provides access to a bedroom, a bathroom, a toilet and a dressing room as well as a billiards’ room, four bedrooms and a shower room with a toilet.

Our opinion

The immediate landscape is one of natural surroundings and water courtesy of the tall trees in the parklands and the river going through them. The old mill exudes the rusticity of stone and the elegance of the local Angers slate covering its roofs. Here, peace and quiet does not mean isolation, such that the 650 m² of living space will greatly appeal to a large family and its guests.
