A family residence, with garden and swimming pool,
dominating the town in the midst of one of Ardèche’s spa resorts
Aubenas, ARDECHE rhones-alps 07200 FR

This property, in the low Cévennes hills where the Ardèche mountains have given their name to a regional nature park, stands in the midst of little town, renowned for the virtues of its water since the 12th century. The volcanic basin from which it comes explains its unique properties. This water, served at court to the kings of France, comes from one of the country’s oldest exploited springs. The spa resort is currently a European treatment centre for certain illnesses. It is also known for its casino, its theatre and its cultural events.
Montélimar and its TGV train station are but an hour away by road whilst Marseille and Lyon international airports are 2½ hours away by car.

A little road leads from the spa resort to this property, on the heights in comparison to the town. It looks down on to the resort and the surrounding Ardèche mountains. This residence stands on a hillside in terraced grounds spanning approx. 4,000 m², planted with trees. Probably constructed around 1857, it was once a sweet factory. In addition to its 375 m² of living space, it has outbuildings, including garden-level cellars that are used as storage areas, with a well, a swimming pool, flanked by a wide terrace, and a pool-house.

The residence

A stone stairway marks the entrance to the garden from the courtyard. This 3-storey residence is topped with roofs featuring an oriental design. The central building is flanked at each end by two higher pavilions. The rendered facade of the residence features regularly-spaced, small-paned windows. A swimming pool has been installed on one side out of sight of onlookers.

Ground floor
Each of the pavilions has an entrance, opening into a vestibule which, in turn, houses one of the two stone stairways installed on either side of the residence. Identical, with metal railings, they go to all the floors. The vestibule provides access to a dining room which communicates with the terrace, where steps go down to the garden and to the swimming pool. This vast dining room features a fireplace, framed with stone, bringing a large bread oven to mind. It is fitted with a roasting spit. An adjoining kitchen is separated but by a door to the vestibule, which also provides access to a bright, spacious lounge. A stone fireplace and parquet flooring decorate this room. A child’s bedroom and a master suite on the other side of the house, near to the second stone stairway, complete this level.
First floor
Two suites, corresponding to the two stone stairways, have similar layouts. They comprise a bedroom, with a bathroom and a little lounge. The centre of the building comprises a fitted kitchen which can be connected to the suites. Covered by a veranda laid out in front of the kitchen, a dining room opens directly on to a landscaped, pastoral section of the garden to the rear of the residence.
Second floor
Both side pavilions are a floor higher than the central building. This additional level in each pavilion comprises a large bedroom with its bathroom. The bedrooms are not only steeped in light but also act as belvederes looking out over the resort.
Garden level
A wooden garden door opens into the cellars under the house. These vast areas are used as storerooms. The old well, in a corner, used to provide the residence with its water but is now used for garden watering purposes.
A car garage, with direct access to the courtyard, is also installed under the residence.

The swimming pool and the garden

The garden is laid out in terraces around the house. It is planted with trees, some over a hundred years old, forming a wood on the hillside. This verdant haven looks down on to the town. Stone steps lead from a terrace, near to the residence, to a large, south-facing swimming pool. Decking partially delimited by balusters is laid out around the swimming pool and the pool-house, built in one corner. This area, ideal for relaxing and concealed from any onlookers, dominates the spa resort, surrounded by verdant hillsides.

Our opinion

The 19th century was the golden age for spa resorts. The abundance of those seeking treatment and the fashion phenomenon that surrounded the much sought-after therapeutic benefits were behind constructions such as this one. Both elegance and balance are essential as an excess of ostentation is incompatible with regaining one’s well-being. And yet, this residence, appearing to rise skywards, has a proud appearance. Standing in the town centre, it is surrounded by the natural setting of its garden. It is difficult to imagine a more pleasant place for a family to live.
