Location

In the French undulating department of Charente where it borders the Green Périgord area, with streams meandering between fields, woods and horse farms, is a hamlet in a dominant position. The narrow street running through it leads in four minutes to a village with all amenities including a grocery, a bakery, a butchery, a school, a nursery, a health centre, a chemist, a post office and a garage as well as public transport services to the town of Angoulême, known for its cultural life with its French film festival, its circuit around the ramparts, its international comic strip festival and its Gastronomades weekend, dedicated to local produce. TGV train stations (Angoulême 20 minutes away and Bordeaux 90 minutes away) as well as the N10 dual carriageway provide easy access to the north and south of France. Limoges international airport is 70 minutes away.

Description

This L-shaped farm building is the main building in the hamlet. Constructed in 1835 on the side of a hill and extended in 1947 by skilled craftsmen (Compagnons du Devoir), each of its external facades faces a different direction, on a different level, but always featuring flowers or shade. An inner central courtyard is adorned with a well and closed by a little outbuilding, spanning two levels. Used for storage purposes as well as a summer dining room, it leads via a step, on one side, to the main terrace with its unobstructed view over the parklands and, on the other, another step further down to a third terrace, shaded by a horse chestnut as well as two walnut trees. A narrow passageway at the end of this leads to a bathing area near to which a summer kitchen has been shrewdly laid out.
The large central terrace on the north side looks out over the street running through the hamlet. On the other side, an annex house includes a garage, adjoined by a garden enclosed by a low stone wall.
The parklands on the west side slope gently down around the buildings and alternate between lawn and numerous species of trees and shrubs such as maple, cedar, purple beech, Austrian pine, Judas, magnolia, birch, oak, plum and cherry trees.

The main house

This L-shaped farmhouse, spanning three levels on the road side and just two levels on the garden side, blends particularly well with the general slope of the land. The architecture comprising white exposed stone, white shutters and Roman roof tiles is typical of the region.


Ground floor
Access via the terrace begins with a little entrance hall, spanning approx. 16 m², which leads to a stairwell, a lounge and a dining room. A stairway goes down to the basement. Travertine stone walls reflect light and blend well with the beige-coloured local stone floor tiles. The contrast with the wall fabric, identical to that in the lounge is proof of the good taste exerted during the restoration works. The doors are made of oak wood. The lounge and the dining room span respective floor surface areas of approx. 44 and 32.5 m², with 3.15 m high ceilings. They are both enhanced with superb fireplaces in good working order. The fitted kitchen, spanning approx. 23.5 m², features a Burgundy stone floor (Comblanchien) and follows on from the dining room. It provides access outside on the east side and leads to the stairwell. A toilet has been installed under the stairs. A door opens into a bedroom all on a level with the terrace. Spanning 19.5 m² and featuring a stone and brick fireplace in good working order, it has its own bathroom.
First floor
The stone stairway and its wrought iron railings go up to the first floor, given over to bedrooms. The stone landing leads to four bedrooms, spanning between 11 and 14 m² with parquet flooring or carpet, two of which have their own shower, as well as to a toilet and a bathroom.
Second floor
Four more bedrooms are laid out on the second floor. The biggest could be used as a dormitory as it spans a floor surface area of more than 31 m². Each bedroom has a wash-hand basin. The smallest bedroom, facing the stairs, could be transformed into a bathroom.
Basement
The basement can be reached via the stairway in the entrance hall or via the outside. It spans a floor surface area of approx. 95 m² and is divided into several rooms in use as a laundry room, a storage area and a study.

The annex house

This long, white stone house is covered with Virginia creeper. Following on from the main house and constructed using the same materials, it blends harmoniously with it courtesy of its numerous, closely-spaced openings.
With a ground surface area of 105 m², it houses a large garage, spanning approx. 66 m², under the roofing framework on the north side. The south side is laid out as additional bedrooms with wash-hand basins. The ground floor comprises two large bedrooms, spanning 16.5 and 20 m², whilst the 44 m² upstairs is divided into 3 bedrooms.


The garden
A 1,110 m² garden, bordered by a hedge and a low dry stone wall confirms the idea that this house has all the potential required to become a self-contained unit.

Our opinion

This family residence has been meticulously renovated using noble materials and the result exudes harmony and authenticity. The way in which the architecture opens on to the outside, with its numerous doors and windows on all sides, provides an immediate feeling of well-being for many. A large number of landscapes, framed by the windows, can be added to this luminosity, whilst the varying levels are almost a feature in themselves. A feature that is enhanced by the wide choice of terraces, one of which is always just right for the season. Nuisance-free and unoverlooked, only one of the few neighbours ever passes by in the street. The annex house and its garden inspire ideas of independence. In addition to all the advantages of this property’s location, there are four golf courses within a 35 km radius.
