A house and its outbuildings, dating from 1850,
with 1.5 hectares surrounded by vines in Cuers

Toulon, VAR provence-cote-dazur 83000 FR
Provence-Alpes-Côte d'Azur

This property stands in a wine-growing region, near to a village, the motorway and a train station. Toulon-Hyères airport, its TGV train station and its beach are 20 minutes away. For those that love walking, the nearby Maures hills provide a range of hikes through the forest in addition to the coastal path running alongside the sea.

This property is very easy to get to. Its flat grounds are divided into two plots of vines, approx. 5,000 m² each (mourvedre and grenache stock), as well as a section of wooded parklands, with a vast lawn, boxwood and spindle hedges and tall trees such as lime, olive, hackberry, cypress, pine, cedar and oleander as well as sumptuous plane trees several hundreds of years old. On the north side, an old water recuperation tank could be used as a swimming pool, although it would also be possible to install one a little further away. The main house, which dates from 1856 as shown by an engraving on the fountain, is extended by outbuildings which comprise 2 rented flats and storage areas as well as a detached garage.

The house

Originally a traditional Mas house, on a farming and wine-growing property, this residence was extended in the 1970’s with the addition of a north wing, making the property even more luxurious and bringing its total floor surface area to 300 m². The 2 main facades face east and south. The east side features a little pediment above a gothic window whilst the first floor has 3 windows, 2 of which are topped with a semi-circular fanlight. The ground floor has two rectangular windows and an entrance door. The rendering is enhanced with terracotta motifs. The south side features a pediment above a sundial, near to an opening once used for storing fodder. 4 small, semi-circular windows correspond to the attic, which could be converted. There are 5 rectangular windows on the ground and first floors. The roof is bordered by a double overhanging cornice.

Ground floor
The entrance is on the east side of the building. The door opens into a wide corridor, providing access on the south side to a dining room, a lounge and a library. A large kitchen on the west side is extended by a shower room, a toilet and a boiler room. Another living room on the north side has a fireplace and could be transformed into a bedroom. The ceilings vary in height from 2.55 m to 3.00 m in the kitchen. Most of the doorways feature double, glazed doors, giving a very pleasant airy feeling. The floors are laid with old and new terracotta tiles as well as stone tiles.
First floor
The stairway, housed at the end of the entrance hall, goes up to a very wide landing. It leads, on the south side, to 4 bedrooms and, on the north side, to a bedroom, a bathroom with a toilet, a shower room with a toilet and a large bedroom with a bathroom and toilet. There are old terracotta floor tiles throughout.

The outbuildings

The main house is extended by a building including:
- an 81 m², upstairs flat, comprising a living room, a kitchen, 3 bedrooms and a bathroom with a toilet.
- another 53 m² flat, also upstairs, consisting of a living room, a kitchen, 2 bedrooms, a shower room and a toilet.
- the ground floor spans a garage and 3 storage areas.
Another detached garage measures 35 m² and the boiler room is near to the kitchen in the main house.

Our opinion

Here, it is possible to drink the property’s wine and eat its olives. The parkland trees, several hundreds of years old, have lavished their shade on several generations of residents, whilst taking care not to conceal the view of the Maures hills. The features, provided by the shapes of the openings, the pediments and the inlaid ceramic tiles, give the house an old charm that it would be a shame to lose during the necessary improvement works. Costs are covered by the rental income from the two flats in the outbuildings, which could be substantially increased by letting to tourists.
