A 1933, small, traditional Mas house with a sea view, a guest house and
2.8 ha of terraced land, with a tennis court and an olive grove, in Sanary
Bandol, VAR provence-cote-dazur 83150 FR

Sanary, with its little port and its authentic fishing boats, its beaches and its large weekly market, is a town much appreciated by tourists.
This property is an hour from Marseille airport and 45 minutes from that of Toulon. Aix-en-Provence TGV train station is an hour away and that of Toulon just 20 minutes. The motorway is 5 minutes away by car as is the town centre and its shops.

This property comprises three buildings. The main traditional Mas house, facing south-west, dates from 1933 and was restored in 1970, a time when an outbuilding was transformed into a guest house. A workshop, on the north side of the house, adjoins a canopy. Wide, flat terracing, covered with wild anemones in the spring, would be perfect for crops or AOC vines. A hundred or so olive trees make it possible for the owners to make their own olive oil and a wood, near to the tennis court, borders one of the estate’s boundaries. This property spans land classified as farming (1.2 ha) and green belt (1.6 ha) areas.

The traditional Mas house

Inside, this traditional Mas house still has its authentic character with its fireplace, its terracotta floors, its stairway and its superb doors.

Ground floor
The entrance door opens, on the south side, into a room, enhanced with a large, curved, Provencal fireplace. Used as a dining room, it houses a stairway, with terracotta tile steps and wooden nosing, leading upstairs. A few steps go down to a kitchen, with a door leading directly out on to a terrace, spanning approx. 20 m², extended by another round, 35 m², terracotta terrace, bordered by a low wall and looking out over the verdant surroundings. On the north side is a little lounge as well as a bathroom and toilet. A bedroom, on the west side, has a south-facing window and communicates with its shower room. There are old, square terracotta floor tiles throughout the house and the beams are plastered.
First floor
The stairway goes up to a landing providing access to three bedrooms: a small, south-facing child’s room, another facing south-east and the last facing north-east. The bedrooms on the south side have a superb view of the sea, notably with the fort in Six-Fours-Les-Plages and cypress trees as a backdrop. The north-east facing bedroom, cooler in the summer months, looks out over olive trees, several hundreds of years old, and the woods. The one-slope ceilings create a feeling of spaciousness.
Guest house
This building, all on a level with the land, was built on the foundations of an old outbuilding in the 1970’s. It faces north, south as well as east and its three rooms all have French windows. It comprises a living room, with a kitchen area and exposed beams, as well as two bedrooms, set on either side of a communal shower room. The floors are covered with terracotta tiles.
This outbuilding is on the north side of the house. It comprises a 12 m² workshop, with an adjoining canopy, of a similar size. A 13 m² storeroom adjoins the house’s north facade.

Our opinion

It is rare to find such extensive grounds so near to the town centre, in such a relaxing, countryfied atmosphere. These small, cosy rooms can but enhance the charm of this dolls’ house in its verdant setting. The upstairs provides a distant view of the sea. Such surroundings make the guest house essential and, because of it, everyone is at ease. The land, classified as farming and green belt areas, can be used for growing fruit trees, herbs, vines and olive trees. Local pathways are but waiting for those seeking to walk through the colourful and fragrant Mediterranean vegetation.
