Location

This house, just 45 minutes from Paris, ten or so from Fontainebleau and within easy reach of the A6 motorway, is in a peaceful setting in Gâtinais Regional Park. It stands between countryside and forest, very near to Barbizon, the famous village of painters, and Fleury-en-Bière’s extremely elegant chateau.

Description

In the midst of a village where the houses, predominantly constructed from exposed stone, have been immaculately restored, a partially paved courtyard can be reached via a wide covered porch way. Following on, on the right-hand side, is a first building which precedes a small shed. A barn set at right angles closes this group. Opposite, the house conceals a little back garden, enclosed by high walls.

The house

This rectangular house has walls constructed from exposed stone or wood cladding, topped with a roof covered with terracotta tiles. The ground surface area has been increased via two, predominantly glazed extensions, covered with zinc, one at the front opening on to the courtyard and the other at the back overlooking the garden. It now spans a total of approx. 155 m² of living space over two levels.


Ground floor
The entrance hall, widely open into the main room, provides access, right, to a stairway that goes to a restored and heated, vaulted stone cellar and then to a little wine cellar, followed by a passageway leading to the kitchen. On the left-hand side, are a toilet and a laundry room area. A door opens into a large bedroom, with a shower room, that could be completely independent courtesy of two French windows, one on the courtyard side and the other leading to the garden. The kitchen, opening on to the lounge, has been set slightly back using a metal structure providing the air of a workshop; the eating area is laid out in the wooden extension facing the garden. This level spans a total of approx. 60 m².
First floor
A large landing-study, which could become a bedroom, provides access, on one side, to a bedroom, with a shower room and separate toilet and, on the other side, to a passageway leading to the first floor of the barn.

The barn

This barn spans a ground surface area of approx. 65 m² over two levels. Although currently containing a workshop, it was designed to be a house; plumbing and electric wiring are already laid on.

The outbuilding

A 2-storey building, following on from the covered porch way, could also be converted and become a self-contained studio flat; plumbing is already laid on. It precedes a small shed.

Our opinion

This house, recently restored in accordance with good trade practices by a couple of decoration enthusiasts, has been redesigned in order to make maximum use of space and light. The materials used for its metal structure, polished concrete floors, old terracotta and marble stone floors, oak wood parquet flooring, exposed stone and panelled walls as well as exposed wooden beams now all have unanimous support amongst people with good taste. Old doors bearing the patina of time were reused for cupboards and the vanity units in the shower rooms. It was difficult to do less so near to Fontainebleau palace and the Barbizon landscapes that so inspired 19th century painters. With bracing walks through the forest, it is possible to imagine the creation of a bed & breakfast activity in the outbuildings.
