A designer house, dating from 1982,
in the midst of a village 40 km de Paris
Val-Saint-Germain, ESSONNE ile-de-france 91530 FR

Location

The village, nestling in the undulating landscape of the Hurepoix region, is 39 km from Paris via the A10 motorway and less than 10 minutes from little town of Dourdan, with its train station on RER line C, its schools and its shops.

Description

This hillside home stands on 2,168 m² of wooded land, reached via two streets. Designed in 1982 by an architect, it spans 165 m² of living space and a full basement. This property is on the edge of a protected area and has the advantage of a very peaceful setting whilst being near to a village.

The house

The rendered facades of this rectangular house are covered in places with wood. They feature wide, full-frame windows which, on the south side, open on to a large terrace.

Ground floor
A few steps lead up to an entrance porch on the north facade. The vestibule opens into a vast, convivial, open-plan area, featuring a central brick fireplace. Forming the very heart of the house, it comprises a lounge, a living room and a kitchen. Wide windows look out over the valley on the north side and the protected hillside to the south. The cathedral ceiling above the lounge section exposes an outstanding roofing framework.
A bedroom, a toilet and a bathroom, comprising a master suite, are separated from the lounge by a lobby.
The floors on this level are covered with terracotta tiles or solid oak wood parquet flooring.

First floor
A straight stairway, in the lounge, goes up to a mezzanine and a closed study.
On the right-hand side of the vestibule, another stairway leads to a second section of the upstairs. This level, comprising two bedrooms, a shower room and a toilet, has spacious rooms featuring the exposed roofing framework. All the floors, with the exception of the shower room and toilet, are covered with solid oak wood parquet flooring.

Basement
The basement, which can also be reached from the outside, runs under the full surface area of the house. It is divided into a laundry room, a cellar and vast workshops.
Garage
A separate, 33 m² garage, standing at the entrance to the property, includes a mezzanine.

Our opinion

The presence of wood gives this house a lovely warm, welcoming atmosphere. Large picture windows act like an observatory as regards the natural surroundings. Beautifully positioned, it was skilfully designed, the architect giving a great deal of thought to the links and independence required by the various areas. He used good quality materials and the workmanship of the roofing framework as well as the woodwork is admirable. Its decoration scarcely needs any attention before new owners move into this verdant region of Hurepoix, just a few dozen kilometres south of Paris.
