Location

Le-Creusot TGV train station provides 45-minute links to Lyon and 1½-hour links to Paris. The town of Geneva is 2 hours away by road. Furthermore, this property is within easy reach of the Central Europe Atlantic Route (RCEA), making it possible to reach Chalon-sur-Saône and the A6 motorway in 35 minutes.
On the outskirts of an urban area with more than 30,000 inhabitants, the market town has all shops and amenities required on a daily basis within walking distance (chemist, primary and secondary schools, grocery, bakery, etc.). Numerous character houses dating from the old bailiwick, prosperous under the old regime, are still standing in the centre of the market town. Perched on a rocky spur, the distant view takes in the surrounding meadows and woods.

Description

Concealed behind railings and an impressive set of wrought iron gates, flanked by stone pillars, this house is preceded by a wooded courtyard. A carport stands at a discreet distance. A vast swimming pool has been installed behind the house and the land extends on a lower level, facing a view stretching into the distance. An old civic building, it notably once housed the village school. It was, however, turned back into a middle-class home at the beginning of the 21st century, following numerous, first-class works.

The house

Spanning two levels, over cellars and under partially converted attic space, this house is composed of three sections: a protruding central building and its two adjoining lower wings. The facades are aligned with wide openings, with dressed stone surrounds, and the two levels are separated by a stone string course. These features enhance the building’s layout and symmetry, giving it all of its stature. The main facade is adorned with the village coat-of-arms and the engraving “Per Ardua Virtus” (valour comes through hardships). All three sections have recent hipped roofs, covered with flat tiles.


The ground floor
On the courtyard side, an entrance vestibule, laid with floor tiles, comprises a toilet, cupboards and a wide, wooden stairway, with wrought iron railings, leading to the upper floors.
In the central building, a vast lounge, spanning approx. 50 m² and laid with solid parquet flooring, is enhanced with an 18th century, stone fireplace and adorned with a moulded frieze. It is illuminated via three sets of French windows opening on to the terrace on the west side.
The south wing is divided into a fitted kitchen, on the east side, and a dining room, laid with parquet flooring, on the west side. Both these rooms, spanning approx. 25 m², have very high ceilings going up to a height of approx. 4 metres.
The north wing is composed of a little lounge, followed by a study, with a shower room (possible bedroom). On the courtyard side, a cloakroom adjoins a laundry room.

The first floor
The winding, wooden stairway goes up to the first floor which has parquet flooring throughout and some stained-glass windows. A west-facing suite, spanning approx. 26 m², comprises a bedroom and a bathroom. A corridor provides access to another three bedrooms and a communal shower room, with a separate toilet.
The second floor
A bedroom is laid out under the rafters in the central section. A vast area, spanning approx. 30 m², awaits completion of its conversion. It could be turned into a bedroom and a shower room.
The cellar
Three vaulted, brick cellars, with high ceilings, are laid out under the entire house. They are currently used as a boiler room, a wine cellar (stable hygrometry), storage space and for housing the swimming pool machinery.
The carport
Standing at a discreet distance and topped with a hip roof, covered with flat tiles, this carport can take one car. Electricity is laid on.

The grounds

The grounds are completely enclosed by railings, walls or fencing. The 4,300 m² are divided into three sections: a courtyard, a garden and an area lying fallow, the latter two following one another in tiers, facing west with an unobstructed view that extends to Mount Uchon. The courtyard, on the road side, is wooded and keeps the property out of sight of onlookers. A vast, 12x5 m swimming pool, installed behind the house, is ideal for summer days. The property also includes two wells.

Our opinion

This excellent, middle-class, family home makes it possible for residents to take advantage of a serene setting in the provinces, whilst being easily able to fulfil their professional obligations in large French towns, within easy reach via the nearby TGV train station. The quality and extent of the works carried out over recent years also makes it possible for new owners to comfortably move in straightaway.
