Location

60 km from Paris via the A4 motorway, near Coulommiers, Euro-Disney and the Val-d'Europe shopping centre, in a little, unchanged, picturesque village, where a peaceful no-through road, with numerous flowers, leads to the house.

Description

This property is on the border of two communes separated by a minuscule no-though road prohibited to traffic. On one side is an extremely poetic garden, abounding in vegetation, with heady flowers such as lilac and wisteria as well as maple and willow trees that sway in the wind. This residence adjoins a neighbouring house on one side, although it is not obvious as the ochre-coloured rendered walls are so heavily adorned with white wisteria. The roofs are covered with local flat tiles.
This residence spans two levels excluding the cellar.
Land on the other side of the no-through road features an infinity swimming pool and a pool-spa-house (awaiting renovation) as well as an open barn and a garden shed. A wood on a lower level is crossed by a first category river, spanned by a romantic bridge; an ideal spot for pleasant boat outings.

This 2-storey, 18th century residence is typical of the Brie area.


Ground floor
The through entrance hall has a travertine stone floor. It is extended by an aluminium veranda which opens on to the rear section of the house.
The ground floor has two T-shaped sections adjoining one another via a communal area, laid out as a dining room. This key room has herringbone pattern parquet flooring and views of the other rooms. On one side is a very bright, fully fitted kitchen which opens on to the garden and, on the other side, a cosy, east-facing lounge, featuring an 18th century fireplace and herringbone pattern parquet flooring. A study is a central room as it leads to a summer lounge and its terrace, both steeped in light until the sun sets. Also on this level a bedroom, with parquet flooring and its bathroom with a toilet, a back door, a boiler room, a guest toilet, a bathroom, a linen room and a garage.

First floor
This level can be reached on one side by the main stairway which goes up from the entrance hall to a landing room, laid out as a study.
A first bedroom has its own shower room. The master suite comprises a dressing room, a bathroom (two wash-hand basins and a shower) with a stone floor, a toilet and communicates with a terrace. Its bedroom, courtesy of picture windows, has a panoramic view over the property.
A back stairway leads to a little self-contained flat comprising a living room, with an open-plan kitchen, a first bedroom with an oak wood dressing room unit, a second bedroom and a shower room with a toilet.

The swimming pool and the pool-house

These await renovation. The infinity swimming pool with its Paris stone terrace measures 17x5 m.
The pool house (with its spa) comprises an eating area, a changing room, a Jacuzzi and a sauna.

The open barn and the garden shed

Our opinion

This residence nestles in a natural setting which has everything, tall trees, trimmed shrubs, wild nooks and crannies as well as a river. It is immediately tempting to take refuge in this little haven where outings can be made on foot or in a boat, where communing with birds is possible and where the swimming pool and the spa are a promise of physical well-being. The inside is made really cosy not only by the copious amounts of light flooding in throughout the day but also by its well-designed layout, providing privacy for all members of the family.
