An outstanding farm and forest estate, set out around a chateau
and large outbuildings, in the old historic province of Bourbonnais

Location

The Bourbonnais region is a land of pastures, large oak forests, fertile soil, hunting grounds as well as history. Wonderful residences, manor houses and chateaux are not rare in the country and the villages dotted through it. Under the “Ancien Régime” (old order), this area was the fastest route between Paris and Lyon. Today, the famous N7, with many segments comprising 4 lanes, still crosses it prior to changing to the A77 motorway (free) in the direction of Paris. It takes 190 minutes to reach the French capital. Lyon is but 180 km. A direct train takes 2½ hours to get to Paris. All shops and amenities are to be found in a medium-sized town, 10 minutes from the estate.

Description

This estate spans approx. 565 continuous hectares, with crops grown on 306 ha and forest covering 236 ha, whilst the rest is composed of lakes. A 19th century chateau, standing in its centre, is accompanied by large outbuildings and more recently constructed buildings used for storing harvests. The chateau is surrounded by large lawns and a vast lake separates it from the forest which acts as a screen on the north side. Conversely, the stately and classical main facade faces south and the open countryside. It is reached via a little lane, which crosses the property about 500 m from the house, followed by a private dirt track. Numerous outbuildings on the north-east side form a traditional looking quadrilateral. The entire property is immaculately kept.
The woods are rife with wild boar and roe deer. They constitute excellent hunting grounds where woodcock and a predominantly natural population of pheasant can also delight enthusiasts of this sport. There are several lakes dotted throughout the estate. They are home to large numbers of a variety of waterfowl.
Over recent years, an extremely innovative economic model has been developed on this property. It ensures that the overall running of the estate is highly profitable through:
• First of all, the running of the actual farm, spanning a CAP (Common Agricultural Policy) surface area of 306 ha. Major drainage works have made it possible to convert the former damp grasslands into land where cereal crops can be grown on a rotation system rape/wheat/barley/maize (watered).
• Property holdings with two independent farms, the rental of which to third parties generates a good annual income.
• A 12 MW solar farm laid out over 30 ha on an emphyteutic lease signed with the operating company.
• Solar panels installed on the farm and storage buildings.
• The exploitation, of course, of the estate’s forests, governed by a Simple Management Plan drawn up for the period 2016-2035.
• Farm work services for the neighbouring farms via an ad hoc company.
• And lastly, the upkeep of a penned area for raising wild boar, duly declared, with 12 sires.

The chateau

The architecture of this rectangular chateau was influenced by the neo-classical fashion of the late 18th century. On the south side, a slight 3-bay projection, flanked by dressed stone quoins and topped with a pediment, marks the sober facade. On either side are two lateral, 4-bay buildings. All the buildings span three levels, the top one comprising attic space. The very plain, north facade, featuring 11 bays, faces a large lawn. Further away is a lake, followed by the forest.


Ground floor
This level is given over to reception rooms.
A large vestibule, entered via the porch way on the south facade or via double doors on the north side, spans the full width of the central projection. A large coffered ceiling, mosaic floor tiles, wainscoting and, above all, two columns, clad with wood and topped with an original capital, featuring glass palm leaves, give it with a warm and welcoming decor. It provides access to all the rooms on the ground floor.
On the left-hand side of the southern entrance are a first lounge, spanning approx. 20 m², with herringbone pattern parquet flooring and a marble fireplace, followed by a large lounge, spanning approx. 37 m² across the full width of the building. It is decorated with a monumental and yet romantic fireplace and its trumeau, both entirely made of wood. A study is laid out on the north facade, behind the first lounge. On the right-hand side of the vestibule, a dining room, spanning approx. 30 m², is enhanced with superb, moulded wainscoting. It is followed, on the north side, by a kitchen as well as a linen room (reached on the right of a small corridor, leaving from the kitchen).

Second level
A wooden winding stairway with wrought iron railings goes up to this level from the vestibule. A wonderful stained glass partition closes the landing and the corridor, leading to all the bedrooms.
Five large, south-facing bedrooms feature parquet flooring and marble fireplaces, one of which reflecting the Restoration style has a moulded, carved trumeau. Another, smaller bedroom (approx. 10 m²) is on the north side. There are three bathrooms in total.

Attic
The attic floor comprises five additional bedrooms. Plain and lacking any specific decoration, they are accompanied by a bathroom with a toilet and an attic.
Outbuilding
The outbuildings, standing on the east side of the chateau, form a vast, elongated quadrilateral. All the buildings are constructed from stone with Burgundy or interlocking roof tiles and, with the exception of two taller farm sheds, appear to be a succession of traditional long farmhouses. They, consequently, do they not vie in any way with the chateau’s architecture and, furthermore, together with the chateau they create a visually interesting set of buildings. These outbuildings comprise two houses, a hunting lodge with its dining room, old stables and farm sheds where tools and equipment for running the estate are stored.

The farm holding

The DPU (Sole Payment Entitlement) / CAP (Common Agricultural Policy) surface area is 305 ha, most of which is drained. Approx. 203 ha are used for growing rape, wheat and barley in rotation. A well makes it possible to water approx. 60 ha for the growing of maize. And lastly, a surface area of 3 ha is given over to the growing of miscanthus. The rest of the farmland is grassland or land left to lie fallow.

The solar farm

30 ha of land have been given over to the creation of a solar farm, the construction of which was completed in 2013. It is run under an emphyteutic lease signed between the estate’s trading company and the third party operating company. The negotiated rent ensures a good profitability over and above the repayments of the loan that they cover.

The farm buildings

Two farm buildings were recently built at a distance from the chateau and its outbuildings. They are used for storing harvests until they are dispatched to their end user.

The solar panels

Solar panels have been installed on the two recently constructed farm buildings as well as on the roofs of an old farm with a total power of 154 KWA. They produce significant income.

The rented farms

Two old farms, dotted around the estate, and a house, included in the chateau’s outbuildings, are leased to their residents. Their rents produce regular income.

The forest

The forest spans 236 ha, predominantly planted with oak trees and, in the damper areas birch and hazelnut trees. This forest stand is relatively rich overall: the average volume is in the region of 90 m³/ha for the timber. The forest is, obviously, governed by a Simple Management Plan drawn up for the period 2016-2035 which plans for selection felling every 20 years with a 20% harvest rate. It is also home to a large population of roe deer and wild boar. Woodcock are numerous during their migration period and the natural population of pheasant can result in a hunting plan of 50.
The estate’s four lakes are an invitation to several species of duck and migrating birds to stopover and are of great interest to birdwatchers.

Our opinion

The last dynasty under the “Ancien Régime” bore the name of this very French region. This vast estate is a faithful reflection of regional landscapes, natural surroundings, economic potential as well as architecture. The sober layout of the chateau says much about a certain moderation that reigns here and the outbuildings exude local character. The range of possibilities for such a property has already been widely initiated in keeping with the 21st century. Forests, lakes and grasslands form the backdrop as much for the art of living that they inspire as for concrete, serious and modern innovative activities.
