half-an-hour from Nice and Cannes
This estate, set between the communes of Biot, Cannes and Sophia-Antipolis, runs alongside the river Brague which flows peacefully into the sea. Very easy to access, this property is like a large, airy, verdant retreat in the midst of an urban area.
The main villa
A large stone fountain stands facing the entrance to this large building, extending over approx. 390 m² of living space all on one level. Its nine rooms include two living rooms, a billiard room, with a built-in bookshelf unit, and a relaxation area comprising an indoor Jacuzzi and hammock. Traditionally constructed, the ceilings are supported by impressive exposed oak wood beams which enhance the adjoining rooms.
Only a small study with its terrace is to be found on the first floor.
A basement, spanning more than 165 m², comprises a 4-car garage, with a workshop, a comfortable games room, a cellar and a laundry room.
Outside, in front of a terrace spanning more than 100 m², are a summer kitchen, an outside Jacuzzi and a large swimming pool.
A large garden, encircling the villa, is divided into verdant areas, sheltered terraces and a swimming pool. An olive tree, over a hundred years old, takes pride of place in front of the latter, surrounded by a stone embankment, opposite balustrades delimiting the large, paved terrace.
The guest villa
This traditional, Provencal style villa comprises four living rooms, spanning a total of approx. 157 m². A mezzanine completes the living space, as well as a garage, a cellar and a swimming pool.
It stands discreetly amidst an enclosed garden, making it secluded and perfectly independent.
The caretaker’s cottage
This more recently constructed building spans approx. 65 m² of living space. Its garden borders the estate’s main access driveway.
The equestrian centre
Set up by an enthusiast of horse-riding, this centre is not, in principle, a commercial activity, although this could easily be envisaged given the complete independence of the centre in relation to the houses.
It currently houses fourteen horse loose boxes laid out around a paved courtyard and fifteen paddocks with natural shade. This centre comprises all the facilities required for riding horses: jumping and dressage arenas, both with automatic watering systems, a lunge ring with lighting, a grain silo, an equipment storage area, a hayloft, a club-house and accommodation for a groom.
Everything is in pristine condition, cleaned and maintained on a daily basis by a live-in groom.
It is rare to find equestrian properties so near to the seaside. This location is a real privilege, a natural, unspoilt haven at a reasonable distance from such prestigious towns as Cannes and Antibes. Furthermore, this property is easy to get to as the main roads are within easy reach, putting Nice airport just a few minutes away.
The construction quality of the houses and the equestrian facilities are an invitation to continue this activity without having to make any further investments or to keep these wonderful parklands strictly for private use.
