Description
This comfortable cottage spans two levels over a cellar and under an attic floor. Pleasantly illuminated by picture windows downstairs and roof dormers upstairs, it is tastefully laid out in a functional manner. The fixtures and fittings in the kitchen and the bathroom are in pristine condition, just like this immaculately kept estate.
The farm
Dating from 1920, this farmhouse was fully restored in the 2000’s. It spans two levels, over a cellar and under an attic floor. Set on the top of a hill, it looks out over the entire estate. The courtyard facade is enhanced with shed dormers whilst the garden facade has a clear view over the its land, with no visual nuisances. Laid out in a cottage fashion, it nevertheless has all the features expected of modern-day home comforts: a fully fitted kitchen, a laundry room and a bathroom with a bath. Noble materials such as oak wood from Tronçais forest were used for structural (beams) and decorative (panelling) elements. Oak wood and marble were used in the kitchen. Everything is of first-rate quality and is in an excellent state of repair.
Basement
Ground floor
This level spans a floor surface area of approx. 109 m². An entrance hall provides access to two lounges, a fully fitted kitchen, a linen-shower room and a toilet. A stairway goes down to the basement.
First floor
An oak wood stairway goes up to a landing, laid out as a study area and providing access to two children’s bedrooms. It opens on to a corridor which leads to a bathroom and an attic. The main bedroom and its wardrobe are at the end of the corridor.
Farmhouse building
Several little rooms were initially used for accommodating small animals. One of them houses a bread oven in a good state of repair.
Barn
Dating from the same era as the farmhouse (1920), this barn comprises a hayloft and a section for storing farm machinery as well as a workshop for repairing the machines.

Our opinion
On a true estate in the midst of the Bourbonnais region’s bocage countryside, this hilltop cottage-farmhouse could well be the rural dream of people aware of the need to preserve the environment. As a farm, its secluded location, away from any audible or visual nuisance, combined with its outstanding state of repair make these premises a property that is rarely to be found in the French countryside nowadays. It has no need of any works, other than those of a cosmetic nature to suit the new owners’ personal tastes.
