Nîmes, a major tourist town in the south of France, steeped in history and monuments, has a very good transport network with a TGV train station (170-minute links to Paris), an airport, bigger airports in Montpellier (45 km) and in Marseille (95 km) as well as train shuttles to the centre of Montpellier (30 minutes). The sea is 44 km away. Nîmes is currently in the process of requesting classification as a World Heritage site by Unesco.
This quiet flat is in the town centre with everything to hand: shops, schools, cinemas, restaurants, monuments, etc.
This flat is reached from the ground floor via a stairway housed in a corner pavilion. Spanning a continuous 189 m², it takes up the entire second floor. The front door is armoured, guaranteeing absolute protection for the only entrance. The recent window frames, with double glazing and indoor shutters, are set out on all four sides and the continual sunlight provides additional heat. There are views on all sides over the surrounding buildings and the mansion house garden.
Mains gas-fired central heating is run by a recent Frisquet boiler, the electric wiring is in line with current day standards and there is a fibre optic Internet connection.
This flat, with its 3.25 m high ceilings, has been meticulously and soberly renovated but the old floors and fireplaces have been preserved in most rooms. It comprises an entrance hall opening into a gallery, illuminating the central living room, a study, 6 bedrooms, one of which opens into a small room in a pavilion, symmetrical to that housing the stairway, a toilet and a bathroom. A stairway leads to an attic and to the terrace above.
This flat can be lived in straightaway without any immediate works. The co-owned building is immaculately kept.
The terrace and the attic
A private roof terrace is laid out above the flat and reached via an indoor stairway next to the entrance hall. Spanning approx. 28 m², it dominates the garden below and the surroundings. A section of the attic, spanning approx. 24 m², could be converted.
A small, vaulted basement cellar spans approx. 8 m².
Beauty has a price and the more it is famous, the more it increases. All the more reason for settling in the centre of Nîmes prior to its much justified classification as a World Heritage site by Unesco. And what a flat! The listed mansion house has the appearance of a palace. It faces all four points of the compass, and in every direction takes in views stretching into the distance of the town’s tiled roofs as well as the apse of a nearby Romanesque church. A garden is laid out at its feet. Above it, no annoying neighbours but a terrace, like a belvedere, from which it is possible to contemplate historic monuments at all times of the day and night.
