This former Royal clothmaking factory is ideally positioned along the road leading to some of the outstanding sites in the French department of Hérault. It is in Villeneuvette which can be reached via the A75 motorway, the TGV train and Montpellier airport. Surrounded by vines and natural countryside, sportsmen and women as well as hikers will be spoilt for choice when walking and exploring such places as Salagou Lake and Mourèze Cirque. This village is extremely peaceful with no traffic and yet it is not far from all shops and amenities in the nearby Clermont-l’Hérault.

Description

This old Royal clothmaking factory, created by Colbert in the 17th century, is now classified as a French Historic Monument. A heavy stone gateway and its tall, majestic gates provide access to this little, preserved village, tastefully and cleverly restored by its current residents, including a number of skilled craftsmen and women. All its period features have been enhanced and the original materials have been beautifully preserved or remade like-for-like. In this old, reasonably-sized village, the houses that belonged to the masters still stand with their superb facades in the shade of the plane trees, now hundreds of years old, lining the paved driveway. The little workers cottages are aligned in a universe of muted narrow streets, filled with flowers and steeped in light. The square is a haven of peace where it is extremely pleasant to relax, sit on the edge of the fountain and observe the church. And then, there are also the immaculately kept, private vegetable gardens, a field with donkeys, a pond and the old stables; not forgetting some wonderful restaurants which will appeal to lovers of good food. Lastly, there are the large buildings that make up the factory, neglected since operations were shut down in the 1950’s. Restoration works carried out under the aegis of the French Bâtiments-de-France will be able to breathe new life into this exceptional property.
Presentation of the restoration project:
The outside of the former factory will be restored in keeping with its original layout whilst the inside will be converted into eight dwellings. Designed as “village houses”, they will extend the existing housing and reflect its style. The architectural plan is to follow the building’s original layout, using the vestiges and historical documents. Such a project will enable purchasers to benefit from legislation linked to Historic Monuments.

Our opinion

This small, listed village is of a reasonable size. It is steeped in a special atmosphere that appears to make it timeless.
The division of the building into 8 lots comes just in time to save this first-class industrial heritage.
The architectural plan is totally committed to respecting the spirit of the site and the lots, like little houses, will each be comfortably self-contained.
A reduction of income tax comes with the restoration works.
