Alongside a navigable river and near to a chateau. Not far from a village with all shops and amenities. About ten kilometres from the town of Angers and its TGV train station, providing 90-minute links to Paris with more than 10 return journeys per day. Easy access on to the A11 motorway.

Description

Gates open off of a country lane into a driveway that runs alongside the mill’s facade, leading to a garage and to a garden laid out as a wooded meadow. Courtesy of the race feeding the mill, the garden is surrounded by water. It ends via a projection into the river where the ruins of a first mill currently stand next to a weir. This fish-filled river and the millrace constitute a fishing reserve. The entire area is classified as a “Natura 2000” area and comprises a bird sanctuary with a great variety of fauna, including amongst others grey herons.

The mill

This rectangular building is partially constructed from lime-rendered quarry stone bocks and partially from freestone. It is topped with a slate hip roof featuring facade roof dormers. Freestone frames the openings. The habitable section spans two levels and the mill section three levels. The building is extended on the garden side by a covered area in use as a terrace.


Ground floor
The door to the habitable section opens directly into a living room which communicates with a kitchen and a hall area. This living room features a French ceiling and a freestone fireplace. A French window in the kitchen opens on a balcony above the water. The hall area provides access to a shower room, a toilet, a bedroom and a study. The latter two both have exposed ceiling beams. A quarter turning wooden stairway near to the front door goes upstairs.
First floor
This stairway leads to a large room with terracotta floor tiles. Awaiting conversion works, it provides access to a bedroom with exposed roofing framework beams.

The actual flour mill

The site of the wheel separates the living space from the mill itself which, apart from the wheel, still has all the machinery necessary for the milling activity. It is still in good working order and bears witness to the technological changes made during the 18th and 19th centuries. It owes its preserved condition to the fact that the mill remained on a small, semi-industrial scale and did not adhere to full industrialisation after 1850.

Our opinion

This aquatic landscape appears to have been created by the brush of a painter who even thought to include some ruins. Water from one of the low, local valleys flows peacefully, like the passing of time, between the foliage. Just like an everyday occurrence, it sometimes features a little waterfall. The mill is an observation post for the overhanging terrace or the garden islet, ideal for contemplation and meditation. This property is of further interest as it still has the features of its historic trade, ready to become operational once again. The gentle sound of grinding will then be added to the birdsong.
