This little town in the east of Paris is in an ideal location between Paris and the thousand-hectare Bois-de-Vincennes and, therefore, has an excellent quality of life. Saint-Mandé still constitutes an extremely verdant setting with its Zoological Park, Daumesnil Lake and Saint-Mandé Lake as well as numerous sports centres, not forgetting a great biodiversity. Both shops and schools are first-class. Saint-Mandé, on line 1 of the underground, is a natural extension of Paris.


This house stands in the town centre, in a residential district, near to the woods as well as the shops and schools, not far from line 1 of the underground. In addition to the shops, the schools and the numerous leisure activities provided by the woods, with good security measures, are extremely good. This 235 m² house was constructed at the end of the 19th century in a verdant setting, behind other buildings from the same era. The very classical architecture features the 19th century Mansard style. The ground floor comprises a 43 m² reception area, with numerous picture windows that open on to the 105 m², south-facing garden, as well as a kitchen and a guest toilet. The house

The classical architecture reflects that of the late 19th century with facades featuring tall, regularly-spaced windows, French windows on the ground floor and windows protected by elegant railings upstairs. The Mansard style roof is covered with slate and zinc. The general layout is that of an L-shape, spanning four levels with a garden level, a ground floor, a first floor and a second floor with sloping ceilings. The main, south-facing facade looks out over a 105 m², harmonious, wooded garden. The house spans a total of 235 m² of living space.

Ground floor
The triple aspect ground floor is given over to reception rooms with a vestibule, featuring coloured cement floor tiles, a dining room extended by a lounge, both facing south over the garden and opening on to the terrace. They each have a marble fireplace and herringbone pattern parquet flooring. The kitchen can be reached via a hall area or via a back corridor. It is big enough to accommodate an eating area. A little terrace, on the north side, looks out over its verdant surroundings. A guest toilet. Total reception area: 43 m².
First floor
This level is reached via a wooden stairway composed of a single, curving flight of steps, with wrought iron railings and a wooden handrail. A landing provides access to three bedrooms, two of which have fireplaces. A bathroom and a separate toilet. There is herringbone parquet flooring throughout.
Second floor
This floor is reached via a stairway, similar in style to the previous one, and the layout of the rooms is identical with a landing leading to two bedrooms (each with a fireplace) and a study (possibly a sixth bedroom). A shower room and a separate toilet. The ceilings on this level slope slightly.
Lower Level 1
This level is divided into two sections. One is composed of two rooms that open on to a back garden and provide several possibilities: creation of additional bedrooms or a workshop or a study. Water and waste water plumbing is laid on. The basement comprises two large cellars, one of which houses a sauna, and a boiler room.

Our opinion

This house is set in a lovely location with numerous assets, on the outskirts of the Parisian hustle and bustle, near to the Bois-de-Vincennes, in a sought-after residential sector with numerous shops and good schools. Its perfectly preserved, sober, elegant architecture exudes charm and future owners will have but to bring this house in line with their own personal tastes. The spacious rooms are full of potential and have the advantage of a pleasant garden in the midst of the town of Saint-Mandé.
