The La-Mouzaïa district near to Buttes-Chaumont Park is one of the picturesque sites protected by Paris City Council. It is made up of a succession of small pedestrian passageways bordered by semi-detached houses, each with their own garden. The architecture of these houses is simple et authentic. The area around Buttes-Chaumont Park (24 hectares of recently restored gardens) and the La-Mouzaïa district have been on Paris’s list of picturesque sites since 1976. Since the end of the 19th century, successive owners have progressively modified the architectural uniformity, but the peace and quiet remains the same.


This house is reached via a gate off the street. The nearest underground stations are Danube and Botzaris. The house, built in 1926, still has all of its charm and its luminosity. It spans 102.37 m², when measured in accordance with the French Carrez law, a total of 133.37 m². Just a stone’s throw from Buttes-Chaumont Park, it is set in peaceful surroundings. It comprises a bright, 21 m² living room, a separate kitchen with a gas cooker, three bedrooms, one of which spans 31 m² overlooking a basement area, with two windows and an open-plan bathroom. A room on the top floor, with a sloping ceiling and in use as an attic, is illuminated via two skylights. This north-south facing house also includes two shower rooms and a laundry-boiler room, with a new, individual, gas-fired boiler. Its Parisian tile roof was redone in 2013.
One section of the courtyard set out around the house is private such that its future owners will be able to enjoy a quiet drink there in the summer.
This small, co-owned property comprises two houses with no communal fees. Some of the original oak and pitch-pine wood parquet floors as well as the central oak wood stairway have been preserved.

The house

This house is in a good state of repair and some of its original features, notably the parquet floors and an oak wood stairway, bestow it with a certain charm. The windows have been enlarged to make it more luminous. The ceiling in the living room goes up to a height of 2.80 m.

Ground floor
The ground floor is reached via a few steps and is, therefore raised. The entrance lobby leads, left, to a bright south-facing living room, illuminated via two windows overlooking the street. On the right-hand side is a compact, fitted kitchen, with a window looking out over a terrace. It is followed by a shower room, with a wash-hand basin, and a separate toilet, with an old porcelain wash-hand basin.
Base level
A flight of steps goes down to the house’s biggest, 31 m² bedroom. Steeped in light via two windows, it has an open-plan bathroom and a dressing room.
First floor
The first floor, reached via a superb oak wood stairway, is taken up by two bedrooms with parquet flooring, each spanning 12 m², a laundry-boiler room and a shower room with a toilet. Wide windows, added on the side with the stairs, provide wonderful views.
Top floor
The top floor, with a heavily sloping ceiling (not included in the Carrez measurement) receives light via two skylights. It has pitch-pine parquet flooring. This area could be used for a variety of different purposes such as, for example, a study.

Our opinion

La-Mouzaïa is one of those districts that are often only known to Parisians who love to talk about them. It is made up of little individual houses, exuding old-fashioned charm, away from the traffic. This one, steeped in light, still manages to surprise with its original decorative features. The large area under the roof, above the three bedrooms, could fire the imagination of its new owners. And, even though it is small, the little private courtyard reinforces the impression of being in the French capital and elsewhere all at the same time. In any case, Buttes-Chaumont Park and its 24 hectares are just a stone’s throw away.
