Sold via a life annuity in the town centre of Fontenay-sous-Bois,
an old, rehabilitated, 150 m² farmhouse and its paved courtyard
Fontenay-sous-Bois, VAL-DE-MARNE paris 94120 FR

Fontenay-sous-Bois owes its name to the many springs that once crossed its land. For centuries, these springs fed a vast network of fountains and streams. Some were even tapped to supply the moat around Vincennes castle and the watering troughs at Beauté castle, no longer in existence. The town motto “Querno sub tegmine sontes” (Under the branches of an oak tree, fountains), makes reference to this distant past. Nowadays, just a stone’s throw from the French capital, on the regional RER train line and very soon to be on line 1 of the underground, with a large number of schools, Fontenay-sous-Bois attracts families and artists. This property is in one of the town’s most sought-after districts, known as “Hôtel-de-Ville-Village”, nestling between the town centre and the parklands of the townhall. The fields of this former farm were those where “Belles de Fontenay”, a very old variety of potato, were first cultivated.

Extremely sober, large double gates provide access off the street to this property. Once through the carriage passageway, a surprisingly abundant arbour, formed by wisteria, beautifully shades a paved courtyard, out of sight of onlookers. This proud-looking building is laid out in a U-shape. At the end, a lean-to converted into an artist’s studio, laid out on two levels, faces the main L-shaped house. They are connected to one another by an impressive and outstanding atrium, the pleasant light of which illuminates the living room and its delightful fireplace.
Once through the veranda, begins a romantic journey surrounded by old materials and rooms of warm proportions featuring a combination of stairways, old doors inset with coloured glass, parquet floors as well as exposed, beams and joists. This residence has been wonderfully restored through meticulous works and a wise choice of materials. Rehabilitation works, cleverly conducted between the architect and the mistress of the premises, have resulted in a superb, totally unpretentious, harmonious property.
In addition to the reception room, the first level comprises a vast kitchen and a separate toilet. A first flight of steps goes up to the first floor, where the master suite comprises a bedroom, a bathroom, a study and a dressing room. A second stairway goes up, under the rafters, to another suite, enhanced with a pantry area, a lounge and a shower room. a cellar completes this property with its omnipresent home comforts. Heating and domestic hot water are provided by a mains gas boiler.
This property is sold, occupied by a 76-year-old lady, via a life annuity, with a monthly rent of €2,500, and a lump sum payment of €132,500.

Our opinion

Hôtel-de-Ville-Village is without doubt one of Fontenay-sous-Bois’ most sought-after districts. Here, near to the town’s beautiful green open space, its planted alleyways and its lake, near to the town centre and its shops, this discreetly charming, freehold house stands on a little picturesque street. The old farmhouse only reveals all of its assets to those who have gone through the carriage passageway. Its wisteria-shaded, paved courtyard immediately induces a feeling of peace. The tall, wrought-iron framed atrium provides light and space. Its rustic studio, its veranda, its quality materials and its rooms typical of an old house blend together and result in an authentic and delightful property. These rare premises are sold via a tenanted life annuity.
