A 380 m² house and its 70 m² annex building in 1,067 m² of wooded garden,
just a stone’s throw from Saint-Cloud Park in Garches
Garches, HAUTS-DE-SEINE paris 92380 FR

The town of Garches, surrounded by Saint-Cucufa and Marnes woods as well as Saint-Cloud Park, is a green lung just 5 km from the French capital, to which it has been linked by train since the late 19th century. A holiday haven, much sought-after by Parisians who owned second homes there, it continues today to appeal to families, artists, industrialists and other celebrities because of the quality of its surroundings and well as its local shops and schools. This house stands 600 m from the train station (line L) which has links to La-Défense taking 12 minutes and to Saint-Lazare taking 20 minutes. A 20-minute shuttle runs between the station and the private schools in Rueil-Malmaison (Passy-La Salle and Daniélou). The American and International German schools in Saint-Cloud are 5 minutes away by car or bike. The Stade-Français golf club and sports facilities are a 15-minute walk away.

This property is in a very central location, just a 10-minute walk from the gates of Saint-Cloud Park, the shops as well as Garches-Marnes-la-Coquette train station, with its 20-minute links to Paris.

Inspired by the elegance of 17th century architectural lines, the facade is enhanced by two verandas, more wrought in style. The main house spans a surface area of approx. 380 m² over three levels constructed over a basement. The ground floor comprises an entrance hall, leading to an 85 m² reception area, including a vast square lounge, opening on to a terrace, and a dining area, extended by a kitchen, the veranda of which looks out over the garden. The first floor is entirely given over to the owners of the house with a bedroom opening on to a 70 m² terrace, a corridor laid out as a dressing room, a bathroom and a veranda in use as a changing room, surrounded by a wide balcony. The second floor comprises a dressing room and two bedrooms, each with its own bathroom, as well as a room in use as a cloakroom. The basement is taken up by a studio flat, with a bedroom overlooking a basement courtyard area, a kitchen area and a bathroom with a toilet. It adjoins a storage room which could become an integral part of the flat. This level also includes a laundry room, a boiler room, two storage rooms and a games-projection room overlooking a basement courtyard area. An annex house, spanning approx. 70 m², constitutes a full house with an entrance hall, a lounge, a dining room, a bedroom, a kitchen area and a bathroom with a toilet. A 2-car garage can be reached directly from the street. Its immaculately kept, 1,067 m² garden faces the house.

The main house

Tall gates and a pedestrian gate open on to a paved alleyway that leads to the house, the threshold of which, reached via a few steps, is composed of a large terrace, laid out on a slightly higher level than the garden. The grooved bonding on the ground floor, also featured on the annex house, enhances the tall, smooth facade of the upper floors, featuring composite pilasters with capitals and discreet window surrounds. The terraces and modillion cornice are bordered by guardrails, alternating pear-shaped balusters with dados. The 1900’s style of both verandas, with highly wrought ornamental features, contrasts with these classical lines.

Ground floor
Double entrance doors open into a large entrance hall which provides access, on one side, to a vast lounge, the four, south and east-facing, triple-leaf, glazed openings of which let in copious amounts of light. They open on to a terrace looking down on to the garden. The light-coloured, strip pattern parquet flooring is delimited by a light-coloured marble border which enhances the floors in the entrance hall and the dining room. Built-in wooden bookshelves span an entire wall, facing the garden and flanking a stone fireplace. The dining room, on the other side of the entrance hall, is currently in use as a study. This through, bright room is adorned with large mirrors and panelling. It precedes a fully fitted family kitchen laid out around a central unit. The grey marble of the work surfaces contrasts with the light-coloured wood of the parquet flooring. A door, on one side, leads to the garage; on the other side, a rounded veranda, protruding into the garden, forms an ideal eating area.
First floor
A marble stairway, with wrought iron railings, goes upstairs. Completely given over to the owners of the house, it forms a spacious flat including a spacious master bedroom, surrounded on two sides by a 70 m², predominantly south-facing terrace. A corridor, with numerous openings and storage cupboards, leads to a bathroom, with a shower, a toilet, a bath and two separate wash-hand basins, extended by a veranda in use as both an exercise room and a changing room. It opens on to a balcony which dominates the garden. The bedroom has parquet flooring whilst white marble, sometimes enhanced with gold mosaic floral patterns, takes pride of place in the other rooms.
Second floor
Two suites take up this floor. They each comprise a bedroom, a bathroom and a dressing room. They also share another dressing room and a toilet.
The marble stairway also goes down to this level. On one side is a studio flat, with a bedroom overlooking a basement courtyard area, a kitchen area and a bathroom, with a toilet. The adjoining room, also overlooking a basement courtyard area, is currently in use as a dressing room but could form an integral part of a larger flat. Facing the stairway, the laundry room has facilities for hanging up and ironing washing. On the other side are the boiler room, two storage rooms and a projection-games room overlooking a basement courtyard area.
Guest house
Completely separate from the main house and spanning a surface area of approx. 70 m², this annex house stands facing the garden and has several aspects. A central entrance hall provides access to a lounge and a dining room which leads, in turn, to a bedroom. These three rooms each have wide, double picture windows opening on to the garden. Opposite the entrance hall are a kitchen area and a bathroom, with a toilet.

Our opinion

This house, with its imposing facade, immediately appeals courtesy of its impressive appearance. The garden, providing a lovely setting, has been carefully tended and, just like the inside of the house is a perfect combination of stateliness and cosiness. Set in a preserved district, in verdant, extremely quiet surroundings, this property is nevertheless ideal for reaching the French capital’s hustle and bustle.
