This house is between Place-Gambetta and the small 20th century neighbourhood known as La-Campagne-à-Paris, in the Saint-Fargeau district, on land that once belonged to the old commune of Charonne. It stands on the rear of its plot, in a little-used street. Nearby are numerous good food shops, restaurants with terraces, cinemas and theatres. The nearest underground station is Gambetta, on line 3, which crosses the French capital from east to west. A tramway can be taken from the Séverine stop. Bus routes 60, 26, 64 and 61 are not far away. It is less than 5 minutes from a slip road for the Parisian “périphérique” ring road providing access to the A3 motorway and Roissy-Charles-de-Gaulle airport. The house is entered by means of a numerical keypad security code.


This house is reached by crossing a patio, made verdant by a palm tree, jasmine and rhododendron bushes, amongst others. The atmosphere is clearly exotic straightaway. A swing can be seen hanging amidst the vegetation. The house spans a surface area of 276.91 m², measured in accordance with the French law Carrez. The total floor surface area of these premises, 358 m², could be divided into two or three separate sections.
On the left-hand side, a 90 m² reception area, with a 4.5 m high ceiling, is illuminated by wide picture windows and double French windows. At the end are a wooden Hemlock sauna, a shower and a separate toilet. The floor features light-coloured stone tiles, a moss carpet and a fountain. Above, a 20 m² mezzanine is steeped in daylight via four skylights.
A second independent access leads to a 35 m² open-plan kitchen, its glass roof making it appear open-air. The amount of sunlight can be controlled via a remote-controlled blind, made of a yellow and white stripped fabric, providing a Mediterranean touch. A guest toilet is on the left-hand side. Four steps go up to a lounge, illuminated via four windows, that opens on to the kitchen. A spiral stairway goes up to a 36 m² bedroom with its open-plan bathroom and a toilet concealed in an English telephone booth. Taking a bath whilst looking out at the terrace, planted with lavender and oleander bushes is a pleasure to be enjoyed at any moment. The 30 m² basement is carpeted and divided into a projection room and a laundry room.
A third separate entrance provides access to a last area which could be described as a house within the house. A straight stairway leads to a living room, divided into an eating area and a lounge with a fireplace. On the left-hand side, a first bedroom, naturally illuminated via two windows, looks out over the terrace. It is adjoined by a shower room as well as a toilet and precedes a second bedroom that also overlooks the terrace via a window. This bedroom has a separate toilet with a wash-hand basin. A spiral stairway goes up, under the rafters, to an area comprising a bedroom, a study area, a shower room and a bath. Four skylights let copious amounts of daylight into this section of the house. Two-thirds of the total floor surface area are intended for professional purposes.

Our opinion

This house’s factory history now provides it with numerous assets such as large, communicating areas, a wood and metal structure, refined lines, profuse amounts of daylight as well as fixtures and fittings combining originality and contrast. Two-thirds of the floor surface area are intended for professional purposes. The double functionality is made obvious by the existence of three completely separate entrances. And then, via the fragrance of flowers as well as the choice of plants and colours, a little touch of exoticism and a holiday air have been added here in the centre of Paris. These inspiring, restful premises also exude a somewhat recreational quality.
