A 300 m² townhouse, with a small garden
and 4 parking spaces, in Neuilly-sur-Seine
Neuilly-sur-Seine, HAUTS-DE-SEINE ile-de-france 92200 FR

In Neuilly-sur-Seine’s Les-Sablons district, once a vast stony, limestone soil plain, hence its name, where Antoine-Parmentier planted his first potato crops! Neuilly finally became an extension of Paris with the opening of Les-Sablons underground station on 29 April 1937. Said station is but 400 metres from the house. This sector is highly sought-after, not only for its schools but also for its numerous local shops. The excellent Carreau covered market is permanent and another market is held in Place-des-Sablons three times a week.

A 5-minute walk from Les-Sablons underground station, at the end of little private no-through road, featuring entrance gates protected by access code and then interphone security systems, this house stands quite peacefully out of sight of onlookers at the end of a 50 m², wooded garden. It spans two upper floors as well as a basement. An interior stairway links all four levels.
The ground floor, on a level with the garden, comprises an entrance hall, a dining room with an open-plan kitchen area, a lounge with a fireplace, a guest toilet and a cloakroom. The first floor includes 2 bedrooms, a shower room with a toilet, a bathroom, a separate toilet and a dressing room. The second floor has 2 bedrooms, a shower room with a toilet, a bathroom with a toilet, a storage area and a 10 m² terrace. The basement comprises a laundry room, a cellar, a boiler room and a lobby. An armoured door provides direct access to a lock-up garage, able to take two cars. It opens on to two more car parking spaces in the building’s underground carpark. The property is in pristine condition throughout.

The house

All the windows are double-glazed and fitted with electric blinds. It has underfloor central heating. A mechanically controlled ventilation system makes it easy to keep the house aired. The top floor has reversible air-conditioning. An alarm system is connected to a call centre.

Ground floor
Gates open into a small wooded garden, designed by a famous landscape gardener. Dotted here and there are an olive tree, a chestnut tree, bamboo and a cedar tree as well as a climbing plant near to the pergola. Large, rectangular slate stepping stones form a pathway to the front door.
The entrance hall provides access to a dining room, with its open-plan kitchen area, spanning a floor surface area of 37 m². Three double glazed doors open out all on a level on to the garden and a wooden terrace where it is pleasant to eat during the summer. The terrace is topped with a pergola, fitted with lighting and suspended heating just in case the evenings become a little too cool. The kitchen is fully fitted with numerous top quality cupboards. A central unit separates it from the dining room. Hues of white, charcoal and metallic grey take pride of place. The lounge, with its fireplace, is illuminated via two double windows opening on to the garden. It is fitted with a home cinema system such that the room can be transformed into a projection room. The electric lighting in the ground floor rooms comes from the ceiling via a cornice with recessed pointing reminiscent of the 1930’s. The floor features charcoal grey stone tiles. This level also includes a guest toilet, a cloakroom and a curving stairway leading to the other floors. The stairwell is illuminated via a skylight.

First floor
Both the upper floors have strip pattern parquet flooring throughout. A door on the first floor landing provides access to a master suite. A corridor leads to a bedroom, illuminated via a window, and its adjoining bathroom, with two windows. It has a separate toilet and numerous cupboards. The second bedroom is currently laid out as a study with a bookshelf unit. It has a shower room with a toilet.
Second floor
This floor comprises two bedrooms, laid out under the eaves and steeped in light via a glass roof above the stairway. One of them, with its own adjoining bathroom and toilet, opens directly on to a 10 m² wooded terrace. The other bedroom has its own shower room and toilet. Both bedrooms and bathrooms are illuminated via windows and skylights. There are numerous cupboards.
The basement includes a laundry room, a wine cellar, a boiler room housing a new Frisquet boiler, a lobby and an armoured door leading directly to the lock-up garage. The floors, recently redone throughout, are covered with dark grey tiles.

Our opinion

In addition to a well-designed garden, steeped in tranquillity, on to which open all the reception rooms, a large, second floor terrace and a highly aesthetic internal stairway, this house is extremely comfortable. It is made for a family to feel totally at ease. Birdsong and the rustling of the wind through the bamboo form a permanent background for meals taken outside in clement weather. Friends will not spurn the car parking spaces, always readily available as there are four.
