Le-Perreux-sur-Marne, known as the “gem of eastern Paris” is an extremely pleasant town in which to live between the Bois-de-Vincennes and the loops of the river Marne.
The chateau’s extensive parklands, in the town centre, were divided up into separate plots in 1857. Behind its wrought iron gates and amidst its one hundred year old trees, it is now one of the most sought-after residential districts in the French department of Val-de-Marne. All the old houses dotted throughout the verdant surroundings give the setting a special, timeless character.
The parklands are looked after 24 hours a day by caretakers as well as by a video camera security system.
The town-centre shops and schools are but 200 m from the villa.
Paris can be reached via the Bois-de-Vincennes or the A86 and A4 motorways. Porte-Dorée is 11 km away.

Description

This property comprises a house spanning 300 m² of living space. It stands, with its two terraces, in the middle of a 700 m² wooded garden. The ground floor, spanning 100 m², is taken up by an entrance hall, providing access to a triple reception room and a dining room, spanning a floor surface area of approx. 70 m², as well as a fitted kitchen, with its eating area laid out on a veranda and opening on to a terrace. A landing, lined with bookshelves, leads to the first floor rooms. These comprise a main bedroom, two other bedrooms, a bathroom and a shower room. The second floor, with sloping ceilings, includes a bedroom and its lounge, two other bedrooms and a bathroom. All three levels can be accessed via a lift. The 100 m² basement comprises a wine cellar, a laundry room, a boiler room, miscellaneous storage areas and an old staff bedroom which could possibly be converted into a studio flat. The garage can take two cars. There is also a car parking space at the entrance to the property. This villa is, generally speaking, in a good state of repair, although new owners may wish to add their own personal touches. Caretakers and a video camera security system ensure the safety of the co-owned estate. There is also an alarm system.

The villa

This villa was constructed at the beginning of the 20th century, soaring skywards in a resolutely sophisticated style. It is built from millstone grit, topped with a majestic roof resembling a hat and flanked by a turret, giving it a stately touch. Although the architecture is complex, as was often the case in the Belle-Époque, it is nevertheless balanced. A contemporary extension, out of sight at the back, has been added to increase the floor surface area of the house.


Ground floor
The house is entered via a few steps, leading to a covered porch way and then into a vestibule. The reception and other rooms are laid out in a U-shape around this hall in a well-established manner. A first lounge, enhanced with panelling and moulding, is steeped in light via a south-facing bow window. It is followed by a second, cosier lounge in use as a family television room. A dining room opens on to a terrace, featuring bamboo. A spacious, functional kitchen is extended by a conservatory, accommodating an eating area, which in turn is extended by a south-facing terrace, dominating the garden.
All the reception rooms feature parquet flooring, the vestibule and kitchen have floor tiles.

First floor
A landing, laid out as a library, provides access to all the rooms on the first floor. The main bedroom opens on to a balcony and features a marble fireplace. Two children’s bedrooms, separated from the main bedroom by a dressing room, a shower room and a bathroom, are laid out at the end of the floor. There is parquet flooring throughout with the exception of the bathrooms which are tiled.
Second floor
A corridor leads to the rooms on this level, all with sloping ceilings. A vast through bedroom, with a lounge, could be re-converted back into the two original bedrooms. This floor also comprises two other smaller bedrooms and a bathroom.
Basement
This semi-underground floor comprises an even-temperature wine cellar, a laundry room, a boiler room as well as an old staff flat awaiting renovation. Water and waste water plumbing, already in existence, would make it possible to add a shower room and a small kitchen. This level has concrete floors and exposed stone or rendered walls.

The garage

A garage, adjoining the house has been discreetly added to the property and can accommodate two cars. It has a remote-controlled door.

Our opinion

Moving into the parklands of an old chateau is a bit like becoming lord or lady of the manor and the house needs to be up to standard. Such is the case here. Not only does it feature regionalist Anglo-Norman architecture but it also reflects an original style with its tower, the roof of which brings a fairy hat to mind.
The vast reception area on the ground floor looks out over its verdant setting through the wrought ironwork on the windows. A terrace, made cosy by the vegetation, acts as a transition area between the inside and the outside.
The immediate surroundings are like a sign that the age of privileges is not totally over. And yet, the town-centre, with its shops and schools, is but a stone’s throw away.
