An old house, exuding contemporary elegance, and its garden
in a peaceful setting in the centre of Saint-Germain-en-Laye
Saint-Germain-en-Laye, YVELINES ile-de-france 78100 FR

This house stands in the centre of Saint-Germain-en-Laye, in the midst of shopping streets, just a stone’s throw from the chateau and RER train line A, with its 20-minute links to La-Défense and 25-minute links to Paris. The town of Saint-Germain-en-Laye is steeped in history, having been lived in since prehistoric times and a holiday resort for the kings of France. It also housed members of NATO after the Second World War. Near to Paris as well as a vast, thousand year old forest, dominating the river Seine, it is home to numerous local shops and famous schools, including the Lycée International. Nowadays, the town is a highly sought-after residential area.

This old house is in an ideal setting, that is both urban and yet surrounded by vegetation, in the town-centre of Saint-Germain-en-Laye, just 25 minutes from Paris. It has recently undergone renovation works to give it a contemporary air. Spanning a total floor surface area of 150 m² (130 m² of living space), this south-facing home has a 480 m² garden. It comprises an entrance hall, a living room and a kitchen, both opening directly on to the garden, 5 bedrooms, 2 studies, 2 shower rooms, a bathroom and a large vaulted cellar. Its discreet entrances and its large garden protect it from urban noise and nuisances.

The house

Ground floor
Several discreet pathways provide access to the ground floor via the garden or via the house. Once through the gates, a small courtyard leads to the glazed entrance hall, with its built-in cloakroom. The living room, straight ahead, is steeped in light and opens directly on to the garden with its paved terrace. A kitchen, on the left-hand side of the living room, also communicates with the garden via a glazed door. Beneath the stairway, on the left-hand side of the entrance hall, is a guest toilet whilst a study, with parquet flooring, opens on to the small courtyard. A laundry room area, on the right-hand side of the entrance hall, provides access to a bedroom, overlooking the garden, as well as a shower room. Stairways go upstairs as well as to the cellar. The living room has light-coloured parquet flooring whilst the entrance hall, the kitchen and the shower room have floor tiles.
First floor
This house has two first floors. On one side are two bedrooms whilst the other has a bedroom, a shower room as well as a master suite composed of a bathroom and toilet, a study area and a bedroom looking out over the garden. The floors are covered with parquet flooring or old terracotta tiles.
Reached via an old stone stairway, this basement comprises an old, airy, vaulted room, currently used as a games or music room.
The garden
This garden, laid out like a small French formal garden, with squares bordered by boxwood, is planted with superb trees and plants such as catalpa, lilac and hackberry trees as well as bamboo, rose bushes and laurel hedges. It has various elegantly designed areas such as a plain lawn or a shady copse which can be used as and when required, just like the paved terrace, running alongside the house.

Our opinion

A house in the middle of Saint-Germain-en-Laye means to say that schools, public transport, a market, shops, the banks of the Seine, forests, golf courses, tennis courts as well as yacht and horse-riding clubs are all close by. And there is no downside as regards urban density or nuisances as this house stands in the peace and quiet of a French formal garden with discreet entrances. The cleverly laid out interior proves that a contemporary air can but enhance the character of old features.
