La-Varenne-Saint-Hilaire is one of the most sought-after districts in the east of Paris. This loop of the river Marne has been very popular with the French capital’s upper middle-classes since the 19th century and many luxurious villas are built there. Today the properties remain lavish, the parks are generously planted and the neighbourhood has every chance of being extremely good.
Paris is within easy reach via the A4 motorway or the Bois-de-Vincennes, as well as via the RER train line A, just 600 m from the property.
The famous La-Varenne market is also just 600 m away from the property as well as the shops and numerous restaurants on the bank of the Marne in the immediate vicinity. Local schools have a very good reputation.

Description

This property stands proudly facing the river Marne, near to the market, the shops and the RER train station, in a much sought-after residential setting. The house, with more than 350 m² of living space, comprises vast reception areas, spanning more than 90 m², an outstanding 1950’s kitchen, a toilet and the stairway on the ground floor. The first floor includes a landing providing access to a first bedroom, with a shower room, followed by two bedrooms, with adjoining bathrooms. The house

This house was built at the beginning of the 20th century in an Anglo-Norman style by a family trading in wood. It exceeds 350 m² of living space. A classical central building with three bays, it is flanked by an impressive wing protruding on the south side, with a bow window, a vast balcony and a steep roof covered with flat tiles like the other roofs. On the side facing the river Marne, a courtyard is adorned with boxwood, an ornamental pool, an independent pavilion and a car parking area. The west side comprises parklands, with a summer kitchen (barbecue, heating, electric wiring, etc.), a lawn and a storage shed.


Ground floor
This residence is entered via the impressive bow window which has a panoramic view over the Marne and leads to a vast 90 m², through reception area, opening on either side on to terraces. The features include marble floor tiles laid in a chessboard pattern, panelling, a fireplace and richly decorated ceilings. A vestibule houses the stairway as well as a guest toilet and leads to an outstanding, 1950’s, fully fitted kitchen.
First floor
The vast landing has been laid out as a reading room. This level comprises a first bedroom, with an adjoining shower room, a second bedroom, with an adjoining bathroom and toilet, as well as a third bedroom which communicates with its bathroom and toilet. The landing also houses a toilet with a small cloakroom. The floors are covered with parquet flooring and the walls are lined with panelling. Fireplaces enhance the three bedrooms that look out over the Marne. One has a 15 m² balcony. All the bathrooms are decorated in an Art Deco style.
Second floor
A first section comprising a vast 31 m² room, under an exposed roofing framework, is currently laid out as a billiards’ room, with an adjoining shower room. Two adjoining bedrooms, with sloping ceilings, are followed by a shower room and separate toilet. The floors are covered with parquet flooring; that in the billiards’ room is inset with terracotta tiles. Other features include old doors and views over the river.
A section, with sloping ceilings, comprises a bedroom-study, with an alcove, and an adjoining Art Deco style shower room. Features here include parquet flooring, original built-in cupboards and views over the Marne.

Basement
The basement comprises miscellaneous storage areas, a boiler room, a laundry room and a wine cellar.
pavilion
The pavilion spans two levels. The ground floor comprises an old boathouse able to take a car, followed by a workshop, fitted out in the 1950’s. Above is an old games room overlooking the river Marne, behind which is a storage area that could possibly be converted into a shower room.

Our opinion

The villa’s Anglo-Norman influence is already inventive and cheerful, with this bow window shape applied to the entire wing. It has not, however, curbed a certain original eclecticism which appeals to all tastes from the 18th century to regionalism and Art Deco styles. The prize goes to the 1950’s kitchen, a collector’s room comprising white curves on a background of tiny yellow tiles. Beyond the immaculately kept garden, the landscape is aquatic: the only view, that of the Marne, its islets and trees that check their appearance every day using the water as a mirror, is enough to soothe the spirit.
