Saint-Brieuc, COTES-D'ARMOR brittany 22000 FR

Half an hour from Saint-Brieuc and 45 minutes from Rennes where a TGV train station provides 2½-hour links to Paris-Montparnasse. On the outskirts of a commune with less than a thousand inhabitants, in a quiet, unspoilt area composed of fields, grasslands and woods.

Just a short distance from the centre of the market town, at the end of a little no-through road, providing access but to the property. Gates open into this estate, spanning close to 4 hectares. The manor house and its outbuildings are laid out in a horseshoe-shape around a courtyard. The east side of the courtyard looks out over grasslands. A building behind the manor house is intended for horses and comprises three loose boxes. The property is predominantly wooded.

The manor house

This granite and shale manor house, constructed in the middle of the 18th century, is topped with a slate roof, featuring three roof dormers with arched pediments. Laid out in an L-shape, it spans approx. 277 m² of living space over three levels, reached via a central stairway.

Ground floor
The entrance hall houses the stairway, behind which are a laundry and boiler room area and a toilet. The hall provides access on one side into a dining room (or a potential bedroom), extended by a storage room as well as a bathroom. On the other side of the hall is a through lounge, with a fireplace fitted with a closed-hearth fire. The lounge extends into a vast kitchen area and a more recently constructed living room, spanning approx. 60 m². The floors are covered either with parquet flooring or tiles. The ceilings feature exposed beams.
First floor
On either side of the central stairway are two bedrooms, one of which has a wardrobe and a shower room.
Second floor
Two bedrooms, with parquet flooring, under the rafters respectively span 27 and 25 m² (floor surface areas of 38 m²).

The outbuildings

This property is completed by four outbuildings as well as a kennel.

Two outbuildings adjoin the manor house at right angles. The first is composed of two areas spanning 58 m² (in use as storage space) and 22 m². The second, also used for storage purposes, includes a recently renovated bread oven.
The stables
Laid out behind the manor house, this building comprises two horse loose boxes.
This 87 m² building, standing facing the manor house, could be used as a garage, a storage area or as a farm shed.
Eight kennels with enclosures.

Our opinion

The drive from the gateway slopes gently down towards the manor house, giving visitors the impression that they are in a protected, secret estate. Renovation works to improve the property and install modern-day home comforts have been carried out over recent years such that new owners can move in with no fear of future problems. On the contrary, everything is set for the development of the outbuildings, with no lack of space for the creation, for example, of a guest house. Horse lovers will also appreciate the fact that there is room to accommodate several horses.
