Location

This property is in the midst of an urban triangle with Le-Mans (50 km), Angers (65 km) and Tours (50 km). Slip roads for the A28 Paris-Tours motorway are 25 km away. TGV train for Paris from Le-Mans (direct for Roissy-Charles-de-Gaulle airport) or Tours. Paris is 250 km away. The Val-de-Loire aerodrome is in Tours.
Where the borders of the old French provinces of Maine, Touraine and Anjou meet. The region is highly representative of France, history is all around. With its wealth of French bocage countryside, crossed by superb rivers and dotted with character villages, the region has the advantage of the mild Loire Valley climate. Whether on foot, on a bike or on horseback, attractive lost valleys can be crossed via a vast network of hiking trails and a few heritage gems unearthed. The vineyards begin further south.
A village, just a few kilometres from the property, has local amenities (small shops and schools). A little town is less than ten km away.

Description

Dominating the countryside, this horse farm is set in the midst of superb undulating and wooded grasslands. Its main building is a manor house which, in bygone times, was home to the tax collector. A lane crosses a stream and leads to the equestrian facilities laid out below the property. These include 4 horse loose boxes, an indoor riding arena, an outdoor riding arena and a farm shed for storing fodder. All the surrounding grasslands are enclosed by wooden rail fencing. The lane continues up towards the property, going into a courtyard. On the right-hand side are the manor house, its enclosed garden and a small outbuilding. Two outbuildings, facing one another in the courtyard, can take groups of up to forty people. The lane then continues to the grasslands and to links with the hiking trails.

The manor house

Facing east-west, this rectangular, two storey building has an additional level formed by a mezzanine room. It comprises a slate roof, exposed quarry stone block and freestone walls, the upper section featuring a modillion cornice, chimney stacks and freestone quoins. Windows are double glazed. The upper section has large mullioned windows. Other features include old terracotta floor tiles, whitewashed and exposed freestone walls, exposed ceiling beams, a tower housing a wooden stairway, wood-burning stoves and a partial underground cellar.


Ground floor
Two of this house’s three entrances are on the west facade, reached via stone steps. The third is on the east facade, overlooking the manor house’s private garden. The main porch provides access to a large kitchen-dining room which, consequently, has two entrances (front and garden). This bright, through room also has two windows on the south side. A hall area leads to a lounge, a shower room, with a toilet, and the stairway tower. The second entrance in the west facade opens directly into the lounge, where a large, protruding, freestone fireplace takes pride of place.
First floor
A wooden stairway in the tower provides access to a large lounge where a monumental freestone fireplace is set against an exposed stone wall. The ceiling beams are partially visible. The old floor tiles reflect the original format traditional to the south-west of France. Two bedrooms can be reached from the large lounge. A stairway goes up to a bedroom and its bathroom laid out on a mezzanine. A toilet has been installed under the stairs.

The function outbuilding

This rectangular, two-storey building features a slate roof, lime-rendered quarry stone block walls, freestone framing around the openings, PVC doors and windows, old beams and floor tiles.


Ground floor
The two rooms on this level comprise a function room, with a fireplace, which opens on to a rear terrace and the garden for summer events. It precedes a large, professional kitchen and a back kitchen.
First floor
A stairway in the function room goes upstairs where a hall corridor provides access to three bedrooms, a shower room and a toilet.

The dormitory outbuilding

This rectangular, two-storey building features a slate roof, lime-rendered quarry stone block walls, freestone framing around the openings, PVC doors and windows, old beams and floor tiles.

This level is reached via an outside wooden stairway.

The other outbuildings

More outbuildings used for a variety of purposes (workshop, woodshed, games room, etc.) adjoin the function outbuildings.

The equestrian facilities

These are laid out at the entrance to the property at the lower end of the grasslands. They can easily be transformed or dismantled.


The stables
These comprise 4 horse loose boxes and 2 small stalls.
Store
This sheet metal farm shed is used for storing fodder.
Indoor riding arena
This indoor riding arena was constructed in 2001. Spanning a surface area of 20 x 30 m, it has a 7 m canopy. It could be transformed into 25 horse loose boxes.
Meadows
The outdoor riding arena created in 2000 spans a surface area of 75 x 36 m.

The grasslands

The terraced grasslands are laid out below the buildings in tiers half-way up the south-facing hillside. They are enclosed with wooden rail fencing in the first section of the property, the section that is visible from the buildings. Further down, they are bordered for 800 m by a wild river where alder, used for firewood every winter, grows. Fishermen have no right of way on the grasslands on this side. An old communal lane, above than the buildings, is now private. It leads to hiking trails and bride paths.

It would also be possible to lease 5 additional hectares and to purchase an additional 5 hectares, making it possible to have a property spanning approx. 20 hectares.

The original 16th century manor house spans 199 m².
The function outbuilding spans 145 m².
The dormitory and bedroom outbuilding spans 114 m².

Our opinion

It is difficult to imagine buildings blending more harmoniously in such a natural setting, something the current owners have been working on for thirty or so years. The river flows past below the grasslands, dominated by this elegant manor house. Wood is supplied by the property. Hiking trails lead off in every direction. With all the necessary facilities, horses and their riders can enjoy their stay in this eco-system. The turnover of the holiday rental accommodation unit activity alone is €25,000. But there is nothing to prevent new owners starting other projects. Whether as a large family home or for rental accommodation purposes, new owners will find it exciting to imagine the best use for this property’s various, extremely flexible areas. In any case their search for peace and a certain truth of existence will be at an end.
