a manor house, its chapel and outbuildings
On the borders of Anjou and Brittany, this property is located in the south Mayenne countryside, very close to Maine-et-Loire, l’Ile-et-Vilaine and Loire-Atlantique. It is ideally situated in the middle of a quadrilateral, so to speak, formed by the towns of Laval (50 km), Angers (80km), Rennes (65) and Nantes (90 km). Local shops and services are available in two villages, located respectively five and fifteen minutes away.
The manor house
This shale stone building with slate roof, dating back to 16th century, spans three floors, one of which is the attic. A big round tower, attached to the west gable marks the entrance to the front courtyard.
Accessible from the front courtyard, it leads to a cloakroom, toilet, study, a large lounge and the kitchen. This entrance also communicates with a large open space that opens out on to the back garden and leads to another large lounge and a smaller one. This small lounge, also accessed via the kitchen leads to some storage rooms and cellars. The walls in the large lounge feature wood panelling, there are parquet floors and a French ceiling. It also includes a stone fireplace and a stairwell with wooden banisters. The study in the corner tower has direct access to the outside.
The landing leads to two bedrooms, one with a bathroom and a toilet, the other with a shower room; a laundry room, a toilet and a corridor. This corridor is used as a storage area, then follow two bedrooms, a shower room and a fitness room. The fitness room communicates with the shower and bedroom overlooking the landing. Two additional bedrooms, a shower room and a toilet accessed only via a staircase leading from a storage room on the ground floor or via an external staircase. This area is independent and designed for passing guests.
The landing leads to the attic where there is a games room and adjoining study.
They mainly comprise four gites, a garage, a chapel and an open shed.
The gites, ranked “3 épis” by Gites de France can accommodate up to twenty-six people (12 individual bedrooms) plus several reception rooms, one of which measures 86 m2 and two smaller modular ones.
This property lacks no qualities, is located in the midst of an important populated area, within easy access and in the peaceful Mayenne countryside. It has been designed so that the privacy of the family, trainees and other passing guests are all respected. All the buildings are in good condition and in line with current standards of comfort. The turnover of the current hospitality activity is substantial but could be developed.
