Location

This property is in the north of the French department of Ille-et-Vilaine, just one kilometre from the centre of a market town with barely 400 inhabitants. Some ten kilometres from all shops and amenities. Rennes and Saint-Malo can be reached in less than an hour by car and Mont-Saint-Michel is a 30-minute drive away. It is set in pleasant, nuisance-free countryside.

Description

The access driveway, a little more than 100 m long, leads to a U-shaped courtyard. On the east side of this property is a house, on its west side an old tenant farmstead and on its south side a large outbuilding. It is completed by an old bread oven.
The grounds span a surface area of 12.5967 hectares, composed of untenanted land, a small wood and a 1.8 ha fish-filled lake.

The manor house

The origins of this manor house date back to the 15th century. Facing west, it is composed of two old houses, most probably constructed at the same time, given the homogeneity of the rear facades.
The stately section, spanning two levels of living space, has a wealth of outstanding architectural features such window seats, a semi-circular arched interior door, fireplaces, dove-holes, exposed dressed stone walls, etc. A spiral stairway, housed in a tower, built outside of the fabric of the building, provides access to the upper floors.
The second, following section could once have been a first tenant farmhouse.


Ground floor
This level, facing north and south, comprises a back kitchen, a kitchen, an entrance hall housing a shower room and a toilet, a lounge, a second entrance hall, a small lounge, a bedroom and a shower room with a toilet.
First floor
The stately section comprises two rooms and a vast attic, awaiting conversion. The other section has a bedroom.
Second floor
The second floor of the manor house comprises a 47 m² attic which could be converted.

The outbuildings

1) The old bread oven, spanning approx. 30 m² of living space, comprises a living room, a shower room and a bedroom on a mezzanine. It also has a terrace, a spa bath and a garden.
2) The old tenant farmstead has been transformed into two separate living areas, respectively spanning 65 and 72 m² of living space. They both comprise a living room and 2 bedrooms.
3) The last building, spanning a floor surface area of approx. 220 m², is divided into storage areas and a workshop with a boiler room and a wine cellar. It is extended on the south side by a vast covered area and a heated, 10x4 m swimming pool, enclosed by safety fencing.

Our opinion

Gable walls follow on one from the other whilst the stone reveals the hierarchy between the various sections and the history of the premises. The stately interior decor also has a lot to say about the manor’s past. The natural setting of this vast estate has been harmoniously tamed around the house. On certain days, it is easy to mistake the reality of the vegetation reflected in the water of the vast lake for a painting by an artist captivated by his subject. The current accommodation activity almost runs itself in such a setting. Its harmony could also provide inspiration for a painter.
