In Brittany, Côtes-d’Armor, very close to the Pink Granite Coast in Grand-Trégor. Not far from a dynamic town linked to Paris by TGV and just far enough from it to enjoy the peace and quiet of the surrounding countryside. It is just four kilometres from the pink beaches, their fine sands and emerald-coloured sea and accessible via a cycle track.

Description

The property can be spotted, not far from a quiet one-way village street, firmly rooted in its environment since the end of 15th century. It is a typical Trégor manor house, with two main buildings set at right angles, the west-facing building has recently been renovated and the other is south-facing. The corner thus formed is a staircase tower measuring eight metres high and 7 m2 surface area. Its rustic simplicity recalls 15th century constructions. At the back of the manor house, there is a 3000 m2 garden with beautiful trees in the middle of which flows the white “Woas Wen” stream.

The manor house

The house is the central part this vast 15th century stately estate and was refurbished in 20th century and then in 2014 to offer modern comforts within a solid stonework construction.
During the most recent renovation works there was a complete overhaul of the electrical system, installation of a double flux CMV and an air-source heat pump.
But also the wood floors were re-laid with traditional parquet flooring, thermal and acoustic insulation installed, restoration of the stonework with re-pointing of the facades and gable walls. High quality materials have been used throughout.


Ground floor
There are two separate entrances as well as the main door in the staircase tower. The ground floor is west-facing and comprises a vast living room and bedroom with the bathroom en-suite and a toilet.
At the intersection of the two wings there is a dry, cool cellar with beaten earth floor.
At the back of the building, there is a large garage and the boiler room is located below the kitchen on the first floor.
The south-facing wing comprises a ground floor with frameless windows and two monumental fireplaces at both ends.

First floor
There are two accesses, one via the tower, and the other via the east-facing kitchen terrace opening into a large living room with a monumental fireplace. A very old door opens into a bedroom also featuring an old fireplace and equipped with a bathroom and Italian-style shower with underfloor heating, a toilet and a large wardrobe.
A fully fitted and equipped kitchen with a light well that gets the early morning sun and slate work tops, opens on to a small terrace sheltered from the morning breeze.
The first floor of the south-facing wing has been converted into a vast paved terrace.

Second floor
This floor under the rafters is very bright and has been thoroughly soundproofed and insulated. It comprises a vast 25 m2 bedroom and another cosier one measuring 15 m2. It is insulated using hemp and has a window on the south-facing gable wall. A bathroom and a toilet complete this floor.
The garden
Manageable size for easy maintenance, this wooded garden has a little stream running through it and a great variety of trees. It marks its presence with a gentle and soothing sound, particularly upstream, where it features a granite linen router that interrupts the peaceful flow of the brook.

Our opinion

Its strategic geographical location, 3 km from a TGV station and 4 km from the beaches.
The light coloured random stone facades call to mind the pink granite of the nearby coast and inside, the rooms are warm with sunlight due to the insightful aspect of the property.
Three quarters of the living area have been beautifully renovated making daily life here very comfortable in the midst of four hundred year old walls.
The south wing awaiting renovation, would add 100 m2 of living space, or an indoor swimming pool or terrace. It would be ideal for someone wishing to establish their professional practice or business.
Besides the 130 m2 already in pristine condition, there is almost the same surface area that could renovated.
