manors for sale in upper normandy - caux region in france

A 15th & 16th century, half-timbered manor house,
with more than 2 ha of land, 10 minutes from Normandy's beaches

Location

This property, in the Caux region, near to the Albâtre coast, named after the whiteness of its cliffs, is set in the valley of a river which still features vestiges of numerous mills. Yvetôt and its SNCF train station are 12 km away, Rouen is 45 km away and Paris a mere 160 km away via the A13 motorway.

Description

After having turned off of the secondary road that leads to the prettiest beaches in the region, a narrow winding road leads through grasslands and wooded land to this property. At the end of the lane, in a hamlet which still has traces of its religious past, an old “clos masure” (local dialect meaning enclosed hovel), spanning 2.2 ha, comprises a 15th century, half-timbered manor house, an old 16th century, brick and sandstone sheepfold, now in use as a garage, an old, brick and flint cowshed and a large farm building constructed from half-timbering and cob. This property is set in the peace and quiet, well away from its two nearest neighbours.

The manor house

This half-timbered manor house spans two levels. The upstairs, with corbelling, is decorated with a row of cross-braces. It features wide mullioned windows. The very steep slate roof, topped with a large chimney stack, gives the building its stately air. Two wooden statuettes above the entrance door represent a bishop and a nun. Suggesting that there was perhaps a leper hospital, linked to Fécamp Abbey, here in the 15th century.

Ground floor
The heavy wooden entrance door opens into the main room of the manor house. Featuring a tall fireplace, with sculpted sandstone jambs, it leads to a lounge, also enhanced with a monumental fireplace, and then to a bedroom, both on the facade side. A kitchen, a bathroom, a toilet and a linen room are all laid out at the back of the house.
First floor
A wooden stairway goes up to a corridor providing access to four bedrooms and a toilet. The wooden flooring is laid on thick joists that are exposed on the ground floor. The windows give unobstructed views over the surrounding countryside.
Second floor
This level comprises an attic and two old maid’s bedrooms.
Cellar
Once used for storing cider, these stone cellars can be reached from the outside. They span a floor surface area of 60 m².
Garage
This old 16th century sheepfold, constructed from half-timbering and local sandstone, is topped with a granary. It is currently in use as a garage.
Stable
Once used for milking cows, this cowshed was built from brick and dressed flint in 1867. The roofing framework and its roof need to be completely replaced.
Farmhouse building
This large, half-timbered building, used for storing farming equipment, is constructed on dressed flint lower sections. It still has its original roofing framework.

Our opinion

This “clos-masure” is like a brief lesson in Norman architecture. Using half-timbering, cob, brick, sandstone, quarry blocks of flint and superb dressed stone, local construction techniques have created harmonious and long-lasting results. It also contains a little history lesson as the statues of a bishop and a nun are obviously above the entrance door for a reason. And the miracle of the Norman countryside is there for all to see with its herds grazing on vast grasslands, dotted with trees, just a few kilometres from the white coastline.
