In the old historic province of Perche, with roots dating back to the 10th century, is a valley which owes its quality to its scenery and to the manor houses dotted around. Mortagne-au-Perche, Rémalard and Bellême are nearby and have all shops and amenities. Paris, 160 km away, can be reached in less than 2 hours, either via the A11 motorway or the N12. The TER train line, with 100-minute links to Montparnasse, is about 20 km away.
The Perche region is characterised by a series of gentle hills, topped with outstanding forests planted with one hundred year old beech and oak trees. It is also a land featuring manor houses and long traditional farmhouses, with elegant and distinctive architecture exuding warm hues. It is a region that casts a sort of spell over visitors seeing it for the first time; they simply have to come back. French author, Roger-Martin-du-Gard, who lived there, related this impression in his diary: “I have been won over by the incredible captivating charm of this region; no other site has ever possessed me to such a point, no air has ever intoxicated me this way”.
The courtyard gates are straight in front of the residence. Dating from the early 16th century, it is constructed over vaulted cellars and spans two levels as well as an attic floor, all of which are reached via a wooden stairway in a round tower at the back. South-facing mullioned windows let copious amounts of light into the two main levels. An opening on the west gable probably dates from the 19th century. A sundial is to be seen on a corner stone on the right-hand side of the residence. This Renaissance style residence was extended at the end of the 16th century by a small house, spanning a single level plus an attic floor. This originally constituted several utility rooms such as a dairy, a kitchen and a bread oven. The buildings, of varying heights, harmoniously follow the lie of the land. Renovation works have been carried out on all the buildings, including the outbuildings, in accordance with good trade practices.
The guest house
This guest house stands on the right-hand side of the entrance gates, facing the residence from the other side of the enclosed courtyard. It spans a floor surface area of 100 m² over two levels, including the attic space under the hip roof. It has been fully renovated.
The caretaker’s cottage
The caretaker’s cottage has a separate entrance behind the manor house. Spanning a floor surface area of 45 m² over a single floor, it comprises a room with an open-plan kitchen, a bedroom, a shower room and a toilet.
A series of buildings used for farming purposes has, over the years, completed this enclosed manorial property. These include a 17th century barn, spanning a ground surface area of 165 m². With its impressive roofing framework, it stands on the east side of the courtyard. On the same side and extending the barn is an 89 m² workshop, followed by an 88 m² covered area with two semi-circular archways. On the same side as the guest house and following it is an old stable as well as three cowsheds.
The enclosed courtyard has been landscaped by a renowned gardener, several of whose creations have been awarded the French “outstanding garden” distinction. This superb garden spans more than 4,000 m². It makes the most of the varying levels of the old upper courtyard and outer bailey by alternating flower beds, perennial plants and lawns as well as fruit trees and features a small ornamental pool in the upper courtyard as well as paved alleyways.
A 1.9 ha orchard, with a variety of fruit trees, including apple, stands in a dominant position, adjoining this walled manorial property.
The orchard can be reached directly from the property via a gate as well as via a lane going around it.
Although this is not one of the most monumental of manor houses in the Perche area, it is certainly one of the most charming. It is enhanced by its site, in the midst of this little region, just like its architecture, its reasonable size, its outbuildings, the exemplary restoration works that it has undergone as well as its landscaped garden, a work of art in itself, and all in the shelter of high walls. Furthermore it simply exudes potential between the residence, the guest house and that of the caretaker, a total of 570 m², without taking the rest of the outbuildings into account! The mission of the round towers, topped with candlesnuffer roofs, is now to keep an eye on the tranquillity, the well-being and the aesthetic satisfaction that new residents will certainly find here.
