A 15th & 16th century manor house and its outbuildings
with more than 3 ha in the French department of Ille-et-Vilaine
Combourg, ILLE-ET-VILAINE brittany 35270 FR

This manor house is some thirty kilometres to the north of Rennes, in the midst of Brittany. Combourg, home to Chateaubriand, is about ten kilometres away. Saint-Malo and the Emerald coast are forty or so kilometres away.
The nearest market town is just a few minutes away by car as is an SNCF train station, on the Rennes-Saint-Malo line.
All amenities are less than fifteen minutes away by car.

A lane, off a little country road, runs for more than 500 m between hedges and cultivated plots.
All the constructions such as the manor house, an old bakery and a vast storage area, come into view as of the entrance to the property.
These buildings are most probably the result of a reconstruction on the site of a feudal residence (motte) by the side of a little stream which formed a natural defence. The parklands span a surface area of 3.54 ha.

The manor house

Although the large stairway tower, semi-engaged in the carcass on the east side, is no doubt the vestige of a first fortified stone building, this residence was redesigned in the 15th and 16th centuries. Laid-out in an L-shape, it spans approx. 420 m² of living space over three levels.

Ground floor
This residence can be entered via a small vestibule providing access to a storeroom and a small lounge. The latter communicates with a large, double aspect living room, facing east and west. It features a high ceiling and 2 fireplaces, one of which is fitted with a “Polyflam” heating system. It precedes a fitted kitchen.
First floor
The small lounge provides access to a first section comprising a bathroom, with a toilet, and two bedrooms with dressing rooms.
The large living room provides access via the spiral stairway to a second section comprising three bedrooms and two bathrooms.
These two sections communicate via a passageway between two bedrooms.

Second floor
This level comprises attics, one of which could be converted (41 m²).

The outbuildings

- An old bakery spanning a ground surface area of 24 m².
- A barn and a sheepfold, respectively spanning ground surface areas of 86 and 63 m².

Our opinion

Under its steep slate roofs, this sober-looking manor exudes the austerity expected of its great age. The L-shaped layout of the buildings and the engaged round tower provide privacy and elegance. Decorative features, both inside and out, bear authentic witness to the age and architectural interest of this building. The landscaped, immaculately kept parklands contribute to the property’s overall harmony. A separate flat with its own entrance could be advantageous.
