A superb Napoleon III style residence and its two detached houses
in 1 ha of grounds along the waterside with 80 m of bank in the French department of Eure


The French capital is 100 km away via the A13 motorway. Evreux and Gaillon-Aubevoye, both with SNCF train stations, are respectively 13 and 24 km away, whilst Rouen is 40 km away. The Vaudreuil golf course, designed by British architect, Fred William Hawtree, is some ten minutes away. Its club-house is an old 17th century barn.
The village has all local shops and can be reached on foot from this property.


A little way from the centre, this property is reached via a quiet road, near to the town’s main street, bordered by attractive houses. A lane separates one of the sides of this property from a meadow where cows graze peacefully. Once through the tall gates, the residence can be seen on the left-hand side, together with two houses (the caretaker’s cottage and the second house with an independent entrance). At the end, it is possible to glimpse the parklands planted with miscellaneous species, including boxwood trimmed in the French formal manner. The river bank is on the left-hand side. The houses standing by the side of the river have no visual impact on this property which is enclosed by walls and thick hedges.
The two other houses are joined by a communal “charreterie”, where carriages were once stored. They are currently vacant. They are rented for €1,200 per month.

The main residence

This extremely bright, Napoleon III style residence spans three levels. Its slate roof features roof dormers, with curved pediments, bull’s eye windows, more recent windows and chimney stacks. The Mansard style roof, with several slopes, is enhanced at the top of the facades by a dentil course. The white rendered facades have numerous windows, with wrought iron railings and slightly curved white stone framing featuring a keystone. The corners of the building are marked with quoins.
Two rectangular porch ways, reached via a few steps and providing access to the residence, are topped with slightly arched pediments, one of which is beige in colour.
Spindle hedges flank the facades and the porch ways.
On the south side, large picture windows open on to a vast terrace where meals can be taken in clement weather. It has an extremely pleasant view of the parklands planted with miscellaneous trees and flowers. An extension has been added to one side of the residence.

Ground floor
An entrance hall, with two-tone floor tiles, provides access to all the rooms on the ground floor. A right-turning stairway, going upstairs, has wooden steps and wrought iron railings with a wooden handrail. This level comprises a kitchen, a dining room, two L-shaped lounges, a study and a toilet. The floors in the kitchen and the dining room are covered with hexagonal terracotta tiles; those in the lounges have carpet covered parquet flooring. Fireplaces enhance the large and the small lounges.
First floor
A large landing room leads to three bedrooms, a bathroom and a shower room. The parquet floors are covered with carpet.
Second floor
This floor, under the rafters, comprises five bedrooms, one of which is vast with a cathedral ceiling featuring a superb roofing framework. There is also a bathroom and toilet. A second bathroom could be added, if so desired.
The basement comprises seven rooms, including a boiler room and a wine cellar. It spans a total floor surface area of approx. 80 m².

The caretaker’s cottage

This house stands on the edge of the road, on the right-hand side of the tall entrance gates. Its facades, covered with beige cement rendering, are topped with a hip, slate roof, with a Jacobin-style roof dormer and skylights. Spanning two levels, it comprises a kitchen, a living room, three bedrooms, a bathroom and a toilet.
The floors are covered with tiles or wood flooring.

Ground floor

A second house and its little garden

This second, fully detached house has red brick facades. It is accessed via a little garden on the side of the lane, running alongside the property.
Spanning 80 m² of living space, it includes a living room, with a fireplace, a kitchen as well as a bathroom, with a toilet, on the ground floor, and two bedrooms upstairs.
The floors are covered with tiles or wood flooring.

Our opinion

A few transformation works, in the aim of letting even more light into the main residence and extending it a little, have not diminished its elegance in any way. The two annex houses, sources of potential income once renovation works have been carried out, do not detract from its beauty. The wonderful parklands are enhanced by several metres of bank of a little river. Coming back here from Paris of an evening or spending weekends or even taking up residence in a dynamic region and taking in guests, such is the versatility of this residence in addition to its aesthetic qualities.
