In Châlons-en-Champagne, 1¾ hours from Paris via the A4 motorway, an hour via TGV train. 3 hours from Brussels and 2 hours from Luxembourg. The coronation town of Reims is just 20 minutes away. The town of Châlons-en-Champagne grew up in the Marne Valley where the river divides into several arms. This is why three rivers flow through the town, bestowing it with a very special charm. This lively and festive town of art and history features numerous original, cultural and artistic events every year in its streets. One of its kind, an international war film festival has been held there since 2013.

Description

This mansion house stands on one of the main roads, near to the shops in the town centre. The facade borders the street with a small wooded garden, spanning approx. 200 m², behind the main house. Flanked at right angles by two pavilions, outbuildings and a high limestone wall, it is completely enclosed and unoverlooked

The mansion house

Wood is the material that was predominantly used for construction purposes in Châlons-en-Champagne up until the First World War. Upper sections feature half-timbering which is sometimes rendered, whilst lower stone sections and party walls are built of limestone to prevent fire from spreading. Consequently, Châlons was never victim to a devastating fire like the town of Troyes in 1524.
This mansion house, partially constructed over a vaulted cellar, comprises two levels of living space and a floor currently in use as an attic. The recent roof is covered with interlocking tiles. The main facade, featuring windows on three levels, opens on to the street via two carriage doors, integrated into the main building. The roofs of the pavilions on the garden side are covered with flat tiles.


Ground floor
The carriage doors lead to a vast, 48 m², through hall which extends to the garden as it once provided passage for carriages. The paving has been replaced by concrete tiles, currently covered with a plastic, imitation marble floor covering. It is separated into two by glazed doors, enhanced by 18th century corner cabinets. It communicates, on the left-hand side, via elegant, double, 18th century, moulded doors with a large garage able to take two cars. On the right-hand side are two vast reception rooms, with marble fireplaces, panelling and trumeaux. The oak wood flooring is covered with worn carpet. Two pavilions communicate with the main building. One of the two houses an old kitchen, with a rustic fireplace, whilst the other is used as a boiler room but the boiler no longer works. An oak wood stairway, with balusters, leads upstairs from the hall, next to the steps going down to the cellar.
First floor
The stairway goes up to a large landing that provides access via a little corridor to two bedrooms with marble fireplaces, two shower rooms as well as two large reception rooms, with 18th century panelling and marble fireplaces. On a half level in one of the wings set at right angles is a little bedroom that looks out over the garden, in the other is a kitchen that precedes a bathroom laid out on the second floor of the outbuilding. This level has wooden flooring throughout.
Second floor
This level, in use as an attic, features a high, exposed roofing framework. Spanning 180 m², it could easily be converted into additional living space.
Outbuilding
The old stables, spanning two levels as an extension of one of the pavilions, are now converted into a storage room, a woodshed and a covered area for storing garden furniture. Opposite, a small, 2-storey, limestone building, with one room per level, closes the garden.

Our opinion

This mansion house, constructed in the 18th century, has undergone quite a few modifications in recent years. However, some interesting architectural features still await enhancement. Although this charming little labyrinth, with its half levels, awaits full restoration works, the roof is in a very good state of repair. Standing directly on the street, it has the advantage of including a garage, whilst being isolated from urban hustle and bustle by the building. The little, delightfully plain garden is flanked by outbuildings, like a small haven. Ideal for those wishing to work from home or wanting to create superb rental flats, something that is sorely lacking in the town, it would also be suitable for an artistic or exhibition activity, a restaurant, a tearoom or any kind of food shop.
