Location

This mansion house is on a boulevard in the town centre, not far from the prefecture and the district with Saint-Aubin’s Tower, near to the castle and a thoroughfare with shops, leading to the pedestrian streets. Some ten minutes away, the train station has more than ten daily return journeys to Paris taking 80 minutes.

Description

This mansion house is in an area comprising mansion houses and shops as well as some of the town’s parks and public gardens. It is also near to the Dukes of Angers’ castle. It has the added advantage of having a private one-car garage and two reserved car parking spaces in the street.

The mansion house

Constructed of freestone, this mansion house stands over cellars and comprises a ground floor and three upper levels. It is topped with a hip slate roof. A first floor French window, flanked by two recesses, opens on to a balcony with wrought iron railings, overlooking the street. A wing, spanning but two levels, is set at right angles at the back with a garden courtyard.


Ground floor
The front door opens, off the street, into a corridor providing access to a vestibule which leads to a study, a garage and a hall area as well as a quarter-turning, wooden stairway. The hall area leads to a room currently in use as a spa, with a toilet, and communicates with the garden courtyard via a French window. A second stairway in this hall area goes down to the cellars. The entrance corridor and the vestibule have cement floor tiles. The study, with strip pattern parquet flooring, is enhanced with a marble fireplace.
First floor
The landing leads, on the road side, to a lounge and, on the garden side, to a dining room as well as a toilet and a storage room. A kitchen opens into the dining room. The reception rooms, with strip pattern parquet flooring, are enhanced with marble fireplaces. The lounge is decorated with stylised pilasters. A French window in the kitchen opens on to a little, hanging terrace with steps going down to the garden.
Second floor
The second floor landing leads to a bedroom, a toilet, a bathroom with a shower and a dressing room. There is strip pattern parquet flooring throughout this level and the dressing room has a marble fireplace.
Third floor
This landing provides access to two bedrooms, a little games room and a toilet. Both bedrooms have their own shower and dressing rooms. One of the bedrooms has an attractive view over the roofs of the town centre.

The garden courtyard

This area comprises two sections connected to one another by steps. The top level has a landscaped terrace area with a fountain on one side. The bottom level is a garden area, surrounded by shrubs.

The outbuildings

The outbuildings include a 23.7 m² garage, an illuminated 11.2 m² basement room and a 23 m² cellar which houses the boiler.

Our opinion

All the advantages of the town centre with none of its inconveniences. The pedestrian streets are close by as are numerous town parks. But the mansion house’s garden has the bonus of privacy. The general layout has resulted in optimal use of the various levels which is to be much appreciated in terms of comfort. The restoration works have blended contemporary lines with the old features.
