The little town, 45 minutes from Bergerac international airport, 20 minutes from Périgueux and 80 minutes from Bordeaux via the motorway, has 5,500 inhabitants. A combination of delightful old stone houses with a flourishing economy, it is on the Bordeaux-Périgueux-Brive train line and also on the Isle Valley cycle path. The river crossing through it is ideal for fishing and canoeing. Its banks are home to a water sports centre as well as a children’s playground and picnic area. Other numerous cultural and sports activities available include a cinema, a music school, a theatre, a variety of summer festivals, a swimming pool, a dance studio and a tennis court. Two supermarkets in addition to a weekly market, bakeries, hairdressing salons, restaurants and bars make this town a very pleasant place to live.


This rectangular property is enclosed by high stone walls, bordered by a hedge, and a low wall topped with the original wrought iron railings. There is no fear of onlookers being able to see the residence’s architectural decor through the main entrance, closed on the east side by remote-controlled gates. Constructed from dressed stone over three and a half levels, with a semi-underground basement, this house is topped with a Mansard style slate roof, featuring two zinc finials. Symmetry is the order of the day. Two lateral alleyways extend behind a laurel hedge and go around the building.
The garden is dotted with little areas, landscaped and dedicated to a greater or lesser extent. These include bush-hammered alleyways, wicket gates, a wooden porch, a mini-garden with a sculpture, a vegetable garden, stone terraces, an arbour, a bench, a flower-filled parterre, lawned areas, flagstoned passageways, a child’s wooden playhouse, a portico, a paved surface area and a swimming pool with green mosaic tiles and safety fencing.
A garage at the other end opens on to the outside of the property and a car parking space can be accessed via remote-controlled gates.
The garage is followed by an outbuilding and a small greenhouse. An independent building opposite is used as a holiday accommodation rental unit or as a guest house.

The large, luxurious home

Once through the entrance gates, a straight flight of steps go up to a porch, extending on either side of the front door as far as two lateral French windows. Somewhat like a small terrace, it is protected by wide, dressed stone baluster railings.
The rear facade of the house is also strictly symmetrical. Set between two lateral flights of steps, respectively leading to the French windows of the kitchen and the lounge, a central projection houses a main entrance, reached via a few steps. Each entrance is protected by a glazed canopy with a metal framework.

Ground floor
A central corridor goes right through the house from the front door to that providing access to the garden. Although it once provided access to four rooms, there are now but two large, bright, through rooms. On the left-hand side, a vast, modern kitchen-dining room has a central unit and a white marble fireplace, fitted with a closed-hearth fire. On the right-hand side is a lounge-television room, with wonderful fixtures and fittings such as double moulding in the corners, octagonal moulding with floral motifs around the lights, old varnished parquet flooring, composed of single, wide planks laid in a strip pattern, and a stone fireplace, sculpted with scrolls and fitted with a wood-burning stove.
A door under the elegant wooden stairway leads to the cellar, composed of several rooms in use as a wine cellar, a boiler room and storage areas.
First floor
A landing, covered with coconut matting, provides access to a study, all its walls lined with shelves. It has varnished parquet flooring as well as a view of the garden.
Behind double doors, glazed with multiple panes, is a luminous corridor which is carpeted. It leads to a child’s bedroom and to a master suite with large cupboards. This suite has its own bathroom, with parquet flooring, a bath an Italian style shower and a toilet. All the upstairs windows are double-glazed.

Second floor
Although this attic floor, with its sloping ceilings, is more sober, it is still comfortable with thick carpet in the corridor and in each of the three large bedrooms. One of the bedrooms has its own shower room, with a toilet, whilst the other two share a bathroom and a separate toilet.

The outbuildings

The ground floor comprises a garage which can be reached from inside and outside the property. This garage precedes a restored room, with a picture window and a wooden stairway leading upstairs. It is followed by a little greenhouse.
The attic space, restored with three skylights, parquet flooring and exposed beams, contains two rooms, one of which is above the garage.

Guest house
Its appearance composed of dressed stone, red brick and light grey, granular rendering, this outbuilding features a strong 19th century style. It is now converted into a fully fitted holiday accommodation rental unit, comprising a kitchen, a living room and a bedroom on the ground floor. Upstairs are three bedrooms, a bathroom, a shower room with a toilet and a separate toilet.

Our opinion

This large, luxurious home, exuding reassurance and balance, has the double advantage of being in a little town, with everything its residents need, and of having a vast walled garden, with a completely unoverlooked swimming pool. Its interior reflects a sober elegance. A garage and a car parking space remove any worries as regards parking. The old outbuildings of this middle-class house have a great deal of character. They have been converted into a large, extremely comfortable holiday accommodation rental unit, giving the property added interest.
