Location

This little town in the east of Paris is in an ideal location between Paris and the thousand-hectare Bois-de-Vincennes and, therefore, has an excellent quality of life. Saint-Mandé still constitutes an extremely verdant setting with its Zoological Park, Daumesnil Lake and Saint-Mandé Lake as well as numerous sports centres. It also features a great, often unknown biodiversity with, for instance, a community of sixty foxes as well as a large concentration of rose-ringed parakeets. The first class shops include a large number of food shops and good restaurants, not to mention refined, original boutiques.
Saint-Mandé, on line 1 of the underground, is a natural extension of Paris.

Description

This house stands in the centre of Saint-Mandé, in a highly residential district between the woods and the shops, near to line 1 of the underground. In addition to the shops, the schools and numerous leisure activities provided by the woods, with good security measures, are extremely good. The plot spans 321 m², with a 45 m² terrace on the road side and a 145 m² back garden. The house was constructed in the centre of the plot at the beginning of the 20th century. Built over a cellar, it comprises a ground floor, three upper floors, plus another floor under the rafters with sloping ceilings. It spans a total of 320 m² of living space. Although the architecture is sober, it features an astonishing atrium, stretching from the ground floor up to the second floor and making the building quite original. Each level can be independently reached via a stairway. A recently renovated 2-storey flat on the ground and first floors comprises a double living room, a fitted kitchen opening on to the garden, two bedrooms, two shower rooms, a study as well as two small rooms in the atrium. A 2-storey flat awaiting renovation takes up the second and third floors. A room with sloping ceilings on the fourth floor, once used as domestic staff accommodation, is still in its original condition. The future layout of this property is extremely flexible. It can either be kept as two 2-storey flats and a small studio flat with sloping ceilings or it could become a large family home or an independent flat could be laid out on every floor.

The house and its garden

This house was built at the beginning of the 20th century on a 321 m² plot in an ideal town centre location. It is in the immediate vicinity of the woods which can be seen at the end of the street. A 45 m² east-facing terrace on the road side is well protected and isolated by tall wrought iron panels. Unoverlooked, on the west side, a 145 m² garden, with a covered area and an old henhouse, awaits development works. A passageway on the north side links the terrace to the garden and also leads to the main entrance.
Space constraints resulting from the small size of this plot in the town centre meant that the house was built as tall as possible to avoid sacrificing living space. The very sober architecture, with its rectangular elevation and regular openings, is enhanced by an astonishing atrium running from the ground floor up to the second floor, making the building stand out. This charming feature is contained on the list of the town’s outstanding houses.


Ground floor
The residence is entered via a hall which includes the main wooden stairway, leading independently to all the floors in the house. The ground floor is almost entirely taken up by a vast, through, L-shaped reception room. It is extended by a fully fitted open-plan kitchen, with a central unit and an eating area. A door in the kitchen leads out to the garden. A shower room has a toilet, an Italian style shower and a wash-hand basin as well as all the fixtures and fittings of a laundry room. The atrium comprises a small room. All the floors are covered with white marble whilst the walls and ceilings are painted white. The kitchen is fitted with units made by the English company Wilkinson with Gaggenau electrical appliances.
First floor
The first floor is reached either via a stairway going up from the ground floor reception room, or via the main stairway going up from the hall. Both lead to a room in use as a lounge. A bedroom, overlooking the garden, has a large, built-in cupboard. An adjoining shower room has an Italian-style shower, a wash-hand basin, a toilet and a bidet.
A second bedroom, looking out over the street, is followed by another room in the atrium, laid out as a study.
All the floors are covered with old parquet flooring, the walls are white and the shower room tiled.

Second floor
This level can be totally independent of the two lower floors courtesy of the main stairway. It comprises a small entrance hall with a cloakroom, a vast, through reception room, a small room in the atrium, a separate kitchen and a renovated shower room, fitted with a shower, a wash-hand basin, a toilet and a bidet. Apart from the shower room, this floor awaits renovation.
The floors are covered with carpet, laid over old parquet flooring. The shower room is tiled.

Third floor
This level can be reached either via a stairway going up from the second floor reception room, or via the main stairway. Both lead to a lounge looking out over the street. On the same side is a bedroom, followed on the garden side by a second bedroom and an adjoining bathroom, fitted with a bath, a wash-hand basin and a toilet. This entire floor awaits renovation, with the exception of the bathroom which is new.
The floors are covered with carpet, again laid over the old parquet flooring. The walls are wallpapered. The bathroom is tiled.

Fourth floor
This top floor, laid out under the rafters, can be reached via the main stairway which comes up to a little landing. A room, with sloping ceilings, is illuminated via a roof dormer looking out over the street. This room was once used to accommodate domestic staff. This level currently awaits conversion.
Cellar
This level can be reached via a door under the main stairway. A first cellar, illuminated via a basement window, precedes a second cellar, illuminated in a similar fashion. A few steps lead to a vaulted cellar. All the walls have been treated against damp and leaks.

Our opinion

This house, in one of the best districts of Saint-Mandé, has the advantage of combining the dynamism of the Parisian way of life with that of a country village and providing a beautifully balanced way of life. This property, with its unusual layout, has been in the same family for more than seventy years. It has many assets, including a large amount of living space, a delightful, almost irresistible garden and a superb aspect. In addition, it is completely unoverlooked despite being in the town centre. Its flexible layout will not only appeal to a family but also to investors or even both.
