An old, 17th century mill and 1.7 hectares of land
crossed by a 1st category river 30 minutes from Aix-en-Provence
Aix-en-Provence, VAR provence-cote-dazur 13090 FR

This authentic, fully renovated, 18th century mill is on the southern limit of Luberon Nature Park, 30 minutes from Aix-en-Provence, 15 minutes from the motorway and 45 minutes from Marseille airport.
Verdon Gorges are 20 minutes away. The building is in a little valley, bordered with rocks, very near to two picturesque, Provencal villages with all amenities such as shops, infant and junior schools as well as doctors. It also has a regular bus service.

This 1.7 ha property stands sleepily along both banks of a little, 1st category river, with wild trout and crayfish, which has hewn a meandering valley through lacy limestone rocks covered with lush vegetation. The romantic stone bridge forming the entrance is surrounded by fruit trees and abundant riparian vegetation. The land on either side of the bridge extends east to west, with grasslands and a vegetable garden to the right whilst, the left-hand side, comprises a grassy plot with a swimming pool, terraces and a large pool-house, ending in a wooded headland, spanning approx. 3,000 m². The section of the mill which dates back to the 18th century is reached via a vaulted porch way, where the warm hues of stone and wood are combined. A communicating caretaker’s cottage, at the back, could become totally independent.
The 18th century construction partially backs on to the rock and dominates the land, now laid out with three stone, paved terraces. Doors and windows are protected by wrought iron, of which the master of the premises is rightly proud.
A cool, babbling spring runs alongside the courtyard, feeding an old watering trough and wash-house. Going around a fourth terrace, the crystal clear water continues by cascading into an old stone ornamental pool, before flowing into the river below.

The large, luxurious home

The porch way forms a direct entrance. The ground floor comprises a vast, extremely bright lounge-dining room, with an impressive fireplace. The open-plan kitchen is fully fitted. This level also includes a laundry room and separate toilet.
Upstairs is another lounge, the main bedroom, steeped in light, with a fireplace, a bathroom with a toilet, in which bare rock can be seen, two other vast bedrooms, a second bathroom and a separate toilet.
On the left-hand side, under the porch way, the so-called “river flat”, with its windows looking out over the water, comprises a large living room, with a fireplace and a kitchen area.

Guest house
The guest house or caretaker’s cottage, spanning approx. 100 m², is totally independent. It has its own remote-controlled gates, its own courtyard and its own private terrace. It could, nevertheless be made to communicate with the main residence. The ground floor comprises a vast living room, adorned with a large fireplace. It is completed with an open-plan kitchen. Upstairs, two bedrooms are accompanied by a bathroom, with a toilet, and a shower room, with a toilet. The attic space has been converted into two children’s bedrooms.
This small workshop is generously steeped in daylight.
This large garage houses the boiler room and the ultraviolet filtration water treatment plant.

Our opinion

This mill is a blend of stone and vegetation, enhanced by its site. And, of course, pure, refreshing water, forming the stream, waterfall and ornamental pool, is its faithful companion in this sunny land. Furthermore, the property crosses the river, giving its residents exclusive fishing rights. The main residence is flanked by a guest house which could receive paying guests. Everything has been meticulously renovated. Those wishing to be immersed in natural surroundings can settle on one of the terraces or go for a long walk.
