Location

Paris can be reached in an hour, Verneuil-sur-Avre with its SNCF train station and Nonancourt, towns with all amenities and shops, are about 10 km away. The nearest village, with a few local shops, is near to the property. The towns of Evreux and Vernon are some 40 km away.

Description

A road that winds its way through verdant countryside, sometimes bordered by forest, leads to this property, on the outskirts of a village. A 3-storey building, constructed in the 16th century, is extended on the left-hand side by a carport. It stands parallel to the river and the millrace weir. A detached caretaker’s cottage is near to this old mill.
The swimming pool, bordered by the river, is behind the building.
Some small outbuildings nestle at the foot of the hill.
The 400 roses, planted amidst lush vegetation, provide a real feast for the eyes when they come into bloom.
An attractive veranda, the structure of which comes from a chateau, is in the process of being installed along the lane leading to the residence.
A well, with water suitable for drinking, as well as a lake are nearby.

The mill

This rectangular building is flanked by a lower extension. Its white, lime-rendered facades are topped with a gable roof, covered with old tiles.
Toothed, brick quoins mark the corners of the facades. The small-paned openings are protected by reinforced wooden shutters. The roof features brick chimney stacks and curved-sided as well as Jacobin-style roof dormers.
A paved terrace runs alongside the building and the waterside.
The residence is extended on its left-hand side by a carport.


Ground floor
Sober and refined decoration makes good use of soft tones. All the floors are covered with square sandstone tiles.
Exposed, light-coloured wooden beams enhance all the ceilings. The hall, housing a left-turning, light-coloured wooden stairway and a guest toilet, provides access, left, to a vast lounge, enhanced with a fireplace, and to a kitchen with an eating area. A second lounge, on the right-hand side, also has a fireplace, this one made of Burgundy stone.
French windows open on to the outside on either side of the mill.

First floor
A landing room provides access to a long corridor leading to 3 bedrooms, 2 bathrooms and a shower room. This level has parquet flooring throughout.
Second floor
A landing room on this level, under the rafters, provides access to three bedrooms and two bathrooms. The parquet flooring is covered with carpet throughout. A large room completes this level. The ceiling beams are exposed.

The guest house

Currently used as a caretaker’s cottage, it could be turned into a guest house or be used for another accommodation project, given the fact that it is totally independent.
It comprises a lounge, a kitchen, two bedrooms and a toilet.
A small outbuilding adjoins the cottage.

The outbuildings

The carport, able to take 3 cars, adjoins a woodshed and other small buildings, the total floor surface area of which is 100 m².

The swimming pool

The pool measures 12x5 m.

The veranda

It spans a floor surface area of 70 m².

Our opinion

This mill, between river and race, has a great deal of style. Water magnifies the immediate surroundings where abundant vegetation has been tamed, creating a very pleasant setting. The inside is tasteful, warm, appealing and traditional in the best sense of the word. The detached caretaker’s cottage could be rented as seasonal accommodation.
