This property stands in a commune in the French department of Val-D’Oise, in the midst of Vexin Regional Nature Park. This superb geographical location is just 2 km from local shops, 17 km from Cergy-Pontoise, 47 km from Paris via the A15 motorway and 126 km from Dieppe for those who live for the sea spray. This property is in the centre of a village, in peaceful, verdant surroundings where hikers, cyclists, horse-riders and golfers can practice their favourite sport.


Large carriage gates open on to a courtyard dominated by two buildings. The first is a large quarry stone block building, with a brick and stone extension, the facade of which is divided by three glazed archways. Spanning three levels, this old mill dates from the 19th century. Its roof has been completely redone using small flat tiles, typical of the region. Then, standing at right angles to the mill on the edge of the property, an outbuilding spanning two levels is built of stone and topped with a tile roof. Separating the two buildings, a pathway leads to the garden behind the buildings. The entire property is crossed by the river L’Aubette which fed the mill at the time it was operational.

The main house

A long stone building, covered with small flat roof tiles, comes immediately into view. Its architecture is typical of the region and is to be found on the farms in the surrounding villages. A covered, tiled terrace marks the entrance on the courtyard side.

Ground floor
The house is entered on the courtyard level via a highly original room still featuring the machinery required for operating the mill’s wheel which no longer exists. It precedes a fully furnished and fitted summer kitchen that opens on to a covered terrace and the waterfall. And lastly, a vast linen room has been lined with large, wall storage cupboards.
Garden level
An old stone stairway goes up from the entrance hall to the garden level where a vast through living room is illuminated via picture windows, opening on to the garden and the courtyard. The lounge section is set out around a majestic stone fireplace and the dining room area opens on to the terrace and the garden. The ceiling beams, the terracotta floor tiles and the exposed stone walls exude a warm and welcoming atmosphere. It is followed by a fully renovated kitchen, furnished and fitted to provide maximum comfort, which communicates with the terrace. A door provides access to two stairways, one leading to the spa, fitted with seats for relaxation purposes as well as a counter-current feature, illuminated via three glazed arches under a cathedral ceiling. It is steeped in copious amounts of light. The decoration is designed to combine the old with the contemporary.
The second stairway goes up to a small lounge on a mezzanine which dominates the spa, on one side, and the garden on the other.

First floor
An oak wood stairway goes up from the lounge to the fully renovated and converted first floor. A corridor, with parquet flooring on the courtyard side, provides access to all the rooms. A master bedroom, with a view over the garden and the waterfall, communicates with a vast shower room, comprising an Italian shower and a vanity unit with two wash-hand basins. The toilet is separate. A study can be reached either via the corridor or via the guest bedroom, with its bathroom. All the rooms have the same pattern parquet flooring, are painted and still feature their ceiling beams.
Second floor
A second stairway goes up to the attic space, divided into two separate areas. A vast bedroom, on one side, has a cathedral ceiling. For the comfort of its residents, this room has a dressing room area (with numerous built-in cupboards) and a bathroom with a toilet. A door opposite opens into a vast area, ideal for a multitude of purposes (games, cinema, exercise, etc.). It, too, has a cathedral ceiling with an exposed roofing framework and through light. Three separate rooms, reached via the outside and laid out at the ends of the building, are used as an exercise room, an attic and a boiler room.
The second house (outbuilding) is divided into several separate areas. A 2-roomed flat has been set out on the garden level with a kitchen area in the living room, a bedroom and a bathroom with a toilet. This living area, steeped in light, has an exposed roofing framework featuring skylights.
Storage areas on the floor below are dedicated to DIY and garden tools. And lastly, a second 2-roomed flat awaits renovation at the end of the building. It comprises a living room, a separate kitchen with an upstairs bedroom and bathroom.

The garden
Predominantly laid out in the peace and quiet at the rear of the property, this completely enclosed garden comprises a large grassy section, bordered with majestic trees. The possibilities are endless as this is building land.
The view of the garden from the paved terrace can be contemplated to the gentle sound of the water, babbling through the garden. A series of waterfalls and successive millponds are the remains of what once turned the mill’s wheel.

Our opinion

This mill, flanked by its extension, still has a superb, even opulent appearance. Some of its machinery is still in position in a room where the idea of contrasting traditional materials with contemporary furniture is highly successful. With two more dwellings, the outbuilding multiplies the possibilities for these premises. The water gently flowing through the garden does not just bear witness to its past activity, it is also a major part of the feeling of well-being that is immediately enjoyed here.
