This property is in the midst of the Albret region, not far from a historic town, equidistant between Bordeaux and Toulouse, 30 minutes’ drive from Agen which has all communication routes, with 3 daily return flights to Paris-Orly, a TGV train station with 3-hour links to Paris and a slip road on to the A62 motorway.
Just a few minutes from a small, pleasant, lively town with numerous shops and amenities as well as hosting markets, fairs and car boot sales.
This square-shaped mill, with its waterside extension, stands on the other side of the ford. A first, small entrance hall, known as the boot room for use on rainy days, is also used as a laundry room. It opens into a large living room, a west-facing room steeped in light, looking out over the lake, where it is easy to imagine the sun setting. Picture windows run the full length of the balcony corridor, leading to a series of terraces. This area brings a boat to mind. The omnipresent wood exudes warmth which is reinforced by a fireplace.
With its back to the lake, the main entrance door, in the outside wall of the old mill, is reached via a few steps. The room, forming the very heart of the building and spanning two levels, has been redesigned many times. It is the central area for going up and up again or down and for spreading a musical ambiance throughout the house. With a little lounge now in its lower section, enhanced by a superb rustic fireplace, it adjoins the large, recently renovated kitchen. Both have stone floor tiles and underfloor heating. Illuminated via large windows, the kitchen communicates, on the south side, with a shady terrace, ideal for serving meals on cool summer evenings.
The dining room provides access to a bedroom, with a small east-facing balcony, a shower room and a separate toilet. A white stairway, near the dining room, goes upstairs to a single bedroom under the rafters, with a shower room and toilet.
A few steps lead from the little lounge down to the lowest level and the former site of the millstones where there is a guest bedroom, with a bathroom and toilet. A picture window makes this room independent, giving it access to the parklands where the stream continues downstream. Next to it is an air-conditioned cellar.
A new wood-pellet-fired boiler can be used for heating the house as necessary.
A partial installation of air-conditioning can be used for cooling the living room and a bedroom.
The mill is fitted with a security alarm and has a reasonable internet connection.
The swimming pool building
The swimming pool building comprises two guest bedrooms, with parquet flooring and reversible air-conditioning as well as their own adjoining shower rooms and toilets. Facing one another, these two rooms are connected via a covered area, forming an L-shape which flanks the swimming pool.
A large, living room, composed of picture windows, spans approx. 65 m². It extends one of the bedrooms.
An outside kitchen under the covered area features a sink and a built-in hearth, making it ideal for summer barbecues. This area is large enough to take garden furniture and a dining table. A comfortable terrace surrounds the swimming pool, complete with its mobile safety cover.
A small adjacent room has numerous sockets for domestic appliances and a domestic water heater which provides hot water for the two shower rooms and the sink. There is an additional separate toilet.
The caretaker’s cottage
Whether for use as a caretaker’s cottage or a guest house, this little, wooden chalet stands at the entrance to the property, exuding a Polish air.
Facing the mill on one side and the stables on the other, it is ideally placed for use by caretakers.
This house, spanning approx. 110 m² of living space over two levels, is completely self-contained and functional.
The entrance hall on the ground floor provides access to a lounge, with a fireplace fitted with a very efficient, closed-hearth fire and overlooking the garden, as well as to a kitchen, a bathroom and a toilet.
Upstairs, under the sloping roof, are two air-conditioned bedrooms separated by a landing which opens on to a small balcony.
The parklands and the woods
The lake, fed by a stream that never dries up, is full of fish. It is surrounded by Mother Nature and a couple of geese have taken up home here. All kinds of wild birds, including numerous ducks, come to feed and cool off in the summer months.
This mill has full water rights, making it possible to envisage the production of electricity.
There is an automatic watering system which is fed by two wells. The colours in the flower beds stand out amidst a verdant area, the actual garden also including fragrant pines and numerous tall oak trees.
On a slightly higher level, a wooden shed, spanning a floor surface area of approx. 70 m², is ideal for keeping cars out of the sun. It is adjoined by two rooms in use as a workshop and a boiler room.
Further away, the clearing extends into the undergrowth, providing a view of the well-kept forest.
Even further away, three hectares of fenced meadows, intended for horses, also have an automatic watering system.
The stables, cleverly setback away from the rest of the property, include 4 horse loose boxes and a tack room.
A partially closed farm shed houses the equipment required for maintaining the parklands.
The forest is predominantly planted with maritime pine and oak trees. The plots of land are completely enclosed and represent different age classes.
Everything has been well-thought out so that it blends in with the natural surroundings. A lounge, added above the water, gives the impression that it is moving across the lake like a boat. Wood, in every sense of the wood, is omnipresent, with that of the tall trees which form the forest stands, that which decorates the inside of the mill and that of the chalet.
The lush vegetation, the stretch of water, the stream and the choice of walks or horse rides are a promise of relaxing or sporting well-being. The works carried out in the oldest house and the comfort of the annex houses make it possible for new owners to move straightaway into an astonishing site and to receive friends or paying guests who will not wait to be invited.
