Location

40 km south of Poitiers and its TGV train station with 70-minute links to Paris. The French capital is 380 km away by car via the A10 motorway. Poitiers airport has flights to Lyon and Marseille as well as London and Edinburg.

Description

This verdant haven is laid out at the end of a street, lined with traditional regional houses. Everything the eye can see is actually part of the property. Once through the wooden gate marking the entrance, a hedge composed of various species stretches along the left-hand side whilst a bread oven can be seen on the right-hand side. The house and the outbuildings, joined by a covered area, form an L-shape. The house, covered in Virginia Creeper, faces south whilst the outbuildings look out east and west. The mill, with its paddle wheel set on the end, south-facing wall of the outbuildings, has full water rights. Opposite the house and its terraced section, the millrace, a little further away, an islet reached via a little bridge and, nearer to the house, a swimming pool and a vast meadow. On the north side is another meadow with cherry, plum, apple, fig and various pear trees.

The house

This house spans a ground and a first floor, topped with a second floor featuring open attic space with small windows under the rafters. It has a tile roof.


Ground floor
The main, white-painted, entrance door provides access to four rooms, three of which have fireplaces. On the right-hand side is a lounge with flagstones and terracotta floor tiles. A dining room, on the left-hand side, has red terracotta floor tiles. Following on, the fitted kitchen, with its wood-burning stove, opens on to a veranda, providing access to the north-facing parklands. A back door leads from the kitchen to the covered area, linking the house to the outbuildings.
First floor
A wooden stairway in the entrance hall goes up to a landing which provides access to three bedrooms and the stairway to the second floor. All the windows in the bedrooms face south. The first bedroom has large cupboards and a shower room with a toilet. The second, smaller bedroom could be transformed into a study. And lastly, the third bedroom has its own dressing room and a shower room with a toilet. There is wooden flooring throughout this level.
Second floor
Currently used as an attic, this area could be converted into two additional bedrooms as well as one or two bathrooms with toilets. The entire attic has wooden flooring.

The outbuildings

The doors and windows of the outbuildings face east and west, letting in copious amounts of light on the ground and first floors. With 3.5 m high ceilings on the ground floor and 3.8 m high ceilings upstairs, these areas hold great conversion potential.


Ground floor
The first door provides access to a sauna area with its shower room and toilet. The floor is tiled. The second door leads to a wine cellar and to a first wooden stairway, going upstairs. The following door is a French window that opens into an area currently given over to creative workshops. Whilst the last door is that of the mill’s “machine room” which notably houses the oil press composed of two grinding stones. The mill’s mechanism, the press and the other features for transforming walnuts or hazelnuts into oil have all been preserved. The floor still has its original flagstones. A second wooden stairway goes upstairs.
First floor
The ridges of the ceilings in the areas that can be reached via the two stairways are between 3.8 and 4.8 m high. New owners will be able to give free rein to their imaginations as regards conversion.

The barn

The barn is currently used for storage, garage and DIY workshop purposes. It has a 6 m high ceiling.

Our opinion

Blue shutters look out from amidst the Virginia Creeper at luxuriant flower beds. A covered area acts as a link between the house and the outbuildings which simply exude potential. The mill’s mechanism is still intact such that it could easily produce walnut or hazelnut oil tomorrow. Although set in pleasant natural surroundings, it is not far from the village and its amenities. This beautiful property, lived in since the 14th century, would be ideal for all kinds of family, artistic and commercial projects.
